My Team
Phil is a Partner in the Occupier Services Bay Area (OSBA), a Colliers group that exclusively represents tenants. He was formerly the Co-Chairman of Colliers International Partnership from 2005-2007 and a Director from 2004 to 2007.
Phil’s broad understanding of the impact of varying real estate structures on the financial statements of clients helps him successfully guide tenants through the process. He spent four years in Public Accounting with Deloitte Haskins & Sells (now commonly known as Deloitte). In 1989, he founded the Corporate Advisory Group in San Francisco where he used his background in Accounting and Real Estate simultaneously to benefit the tenants his group represents. He moved to the Silicon Valley Office of Colliers International in 1993 and then to the San Francisco Peninsula Office since it opened in 2012. Today, Occupier Services Bay Area (OSBA) manages a variety of large tenant portfolios of companies such as Oracle, LinkedIn, Adobe, Nvidia, Autodesk, Slack, and more.
Phil’s experience of over 30 years includes financial analysis, national and regional location analysis, site selection, facilities and long range planning, transaction structuring, off book financing, and financial statement impact analysis.
Jay Sternberg is an Executive Vice President and leads Occupier Services Bay Area (OSBA) in San Francisco. OSBA specializes in occupier representation providing clients with a platform of integrated services on local, national, and global levels. Jay is responsible for developing and implementing high-level strategies, managing overall operations and resources of the team, and providing clients with a senior point of contact. Jay utilizes his background in business finance to represent the interests of his corporate portfolio clients and local businesses, ranging from Fortune 100 firms to venture capital-funded growth companies.
Carter Beim is an Executive Vice President, founding partner and regional leader of the Life Science division of Occupier Services Bay Area (OSBA) in San Francisco. OSBA specializes in occupier representation providing clients with a platform of integrated services locally, nationally and globally. Carter is responsible for developing and implementing real estate strategy, technology integration, transaction management and account governance. Carter represents a diverse group of clients in technology and the life sciences ranging from venture-backed start-ups to companies listed in the Fortune 500.
Romy Zeid is an Executive Vice President and co-leads Occupier Services Bay Area (OSBA) in Silicon Valley. OSBA specializes in occupier representation providing clients with a platform of integrated services on local, national, and global levels. Romy is responsible for developing and implementing high-level strategies, managing overall operations and resources of the team, and providing clients with a senior point of contact. Romy utilizes his education and background in business to represent the interests of his corporate portfolio clients and local businesses, ranging from Fortune 100 firms to venture capital-funded growth companies.
Romy is a partner of Occupier Services Bay Area in Silicon Valley and is a member of Colliers’ global Tenant Advisory Council practice group. Romy has been involved in a wide range of transactions, from small acquisitions for start-up companies to campus project for larger, established companies, including Fortune 500 companies. His focus in solely representing corporation has involved him in a plethora of relocation and expansion projects, consolidations and dispositions, campus and headquarter planning, lease terminations and complete portfolio planning strategies. In 2015, Romy won the distinguished “40 Under 40” award presented by the Silicon Valley Business Journal. In each, and every, year Romy has been at Colliers International, he has received Colliers’ Everest Award, which recognized the top 10% of all Colliers International producers. His proven success is the direct reflection of him delivering unparalleled knowledge and service to his clients. As a result, several top firms have engaged Romy and his team to manage their real estate portfolios around the globe.
Paul McManus is an Executive Vice President and one of the senior leaders of Occupier Services Bay Area (OSBA) in Silicon Valley. Paul is a senior point of contact on multiple accounts for OSBA and has vast experience with complex transactions both in Silicon Valley and in multiple markets throughout the world. Paul represents the interests of his corporate portfolio clients and local businesses, ranging from Fortune 100 firms (tech, biotech and professional services) to venture capital-funded growth companies.
Paul is a third generation Bay Area resident who lives with his wife Ashley and three daughters (Madison 4, Mackenzie 2 and Margo 1 month). Paul joined Colliers International – San Jose in 2007. Paul is an outdoor enthusiast. He enjoys snow skiing, wakeboarding, running, hiking, biking and swimming. Paul is a lifelong 49ers, Giants and Warriors fan. His downtime is spent chasing his three girls.
Luke Wilson is an Executive Vice President and leads Occupier Services Bay Area (OSBA) in Redwood City, CA. OSBA specializes in occupier representation providing clients with a platform of integrated services on local, national, and global levels. Luke takes a process oriented and quantitative approach to each project, using high-level analytics to advocate on behalf of his clients to deliver the best real estate solutions. In addition to his corporate portfolio clients, Luke has made outstanding contributions in representing many venture-backed companies from their initial research and development start-up phase through their excelled growth. Luke has completed over 250 lease and sale transactions, with total consideration in excess of $2 billion.
Scott MacIntyre is a Vice President and founding partner of the Occupier Services Group (OSG). OSG specializes in occupier representation, providing clients with a platform of integrated services on local, national and global levels. Clients of the OSG range from the Fortune 500 to venture funded high growth technology companies to local professional service firms and non-profits/family foundations. Scott is responsible for overseeing the day-to-day lease transaction process from the initial client meeting throughout the lease negotiation and move management.
Carter Kennedy is a Senior Vice President and a member of Occupier Services Bay Area (OSBA) in San Francisco. OSBA specializes in occupier representation providing clients with a platform of integrated services on local, national, and global levels. Carter is responsible for developing and implementing high-level strategies and providing clients with a senior point of contact. Carter resides in San Francisco with his wife and two children. When not working, you will find Carter hosting wine & bbq events and playing golf with family and friends.
Kevin Colombo is a Senior Vice President and member of the Occupier Services Bay Area (OSBA) where he focuses on Corporate Advisory and Tenant Representation. Kevin utilizes his vast commercial real estate experience and creative approach to embed himself in his Client’s core business model to advise beyond the real estate transaction.

Kellam is a sports enthusiast. He enjoys spending his free time outside on long hikes, runs, ski slopes and bike rides. He is a passionate fan of the San Francisco 49ers and San Francisco Giants.
Grant Zamudio is a data-driven strategist who adds value for companies and individuals using real estate (leased or owned) in their business. Grant provides proprietary and tactical data to his clients, which facilitates quicker decision making and more meaningful forecasting. This data, coupled with the strategies and experience Grant brings, enhances and accelerates a firm’s ability to deliver a successful real estate project. John Colyar is a Senior Vice President in the Colliers Silicon Valley office. John partners with Colliers Silicon Valley Agency Services to provide real estate advisory to a wide range of institutional owners, developers, and technology companies in the Silicon Valley. John's extensive experience working with high growth startups to global corporations provides a value service line to both Landlord operators and Tenants in developing a tailored real estate strategy to meet their needs.
John joined Colliers International in 2012 after competing domestically and internationally as a professional golfer, upon graduation from Santa Clara University. While at Santa Clara, John was a two time all West Coast Conference selection and Team Captain of the nationally ranked men’s golf team. Professionally, John spent six years competing on the Canadian, Korn Ferry, and South African tours.
John took his leadership skill, discipline, and work ethic to Colliers International following his professional golf career.
Community Involvement
John is actively connected with Santa Clara University, and the Michael J. Fox Foundation. At Santa Clara, he is a Bronco Bench Trustee and was involved in the inception of Santa Clara University’s Mentorship Program. This program partners existing Santa Clara student athletes with Silicon Valley professionals, in a mentorship relationship, to prepare for life after college.

Kyle Portal is a Senior Vice President in Colliers’ Silicon Valley office. Kyle partners with Colliers’ Silicon Valley Agency Services to provide real estate advisory to a wide range of institutional owners, developers and technology companies in the Greater Silicon Valley.
A primary objective of Kyle’s is establishing and retaining long lasting relationships built on genuine trust while executing all client goals. He is a devoted, hard-working individual determined to represent institutional landlord's at the highest of levels.
Graduating from San José State University as a dean scholar, Kyle has developed a work ethic that surpasses all clients’ expectations. Kyle understands the entirety of a business, and the importance of teamwork through previous management positions at the San Jose Country Club and a financial advisor internship at Merrill Lynch of San Jose. His skills will directly benefit any organization with corporate real estate concerns.
Some of Kyle’s hobbies include traveling, snowboarding, mountain biking and golf. He currently resides in Los Gatos, CA with his wife Valentina and dog Zion.
John Landers is a Senior Vice President and a member of the Occupier Services Bay Area (OSBA) team in San Francisco, OSBA specializes in occupier representation providing clients with a platform of integrated services on local, national, and global levels. John’s first-hand knowledge of the real estate needs for technology companies comes from his time at notable San Francisco companies including Twitter and Comcast SportsNet. His experience allows John to effectively guide his clients through the entire deal process while helping his clients match their real estate needs with their company objectives.
John was a member of the Lehigh Men’s Golf Team and is an avid fan of Bay Area Sports. He is a Golden State Warriors season ticket holder. John and his wife Maggie spend most of their weekends at the park / chasing around their two boys (Quinn and Miles).
Jake Smart is a Vice President in Colliers’ Silicon Valley office. Jake is a founding partner of Colliers' Silicon Valley Agency Services, which provides real estate advisory to a wide range of institutional owners, developers, and technology companies in the Greater Silicon Valley. In his spare time, Jake also serves on the Board of Directors for the Association of Silicon Valley Brokers (ASVB).
Jake received his B.S. in Finance and Entrepreneurship from Saint Mary’s College of California in 2014. After doing some travel, he moved to San Francisco where he spent the next few years in an enterprise sales role at technology startup, Yelp. Jake has been with Colliers since 2017.
From 2017 to 2021, Jake was a member of Occupier Services Bay Area (OSBA) in Silicon Valley. He was involved in all aspects of corporate real estate transactions teaming with an exceptional group of brokers, financial analysts, and project coordinators to offer comprehensive brokerage solutions to corporate occupier clients. With this background, Jake offers a unique skillset to institutional ownership groups as a strategic advisor on Silicon Valley asset leasing.

Jennifer Austin is the Senior Business Operations Manager for the Occupier Services Bay Area (OSBA) team. OSBA specializes in occupier representation, providing clients with a platform of integrated services locally, nationally and globally. Jennifer oversees the day-to-day operations of OSBA and is responsible for the smooth running of the team, continuous improvement in service delivery and implementation of business strategies, plans and procedures. Jennifer assists OSBA leadership in effective decision-making and manages the team’s support professionals.
Jennifer has been a member of Colliers International’s San Francisco office since April 2008. Prior to joining Colliers, Jennifer worked at Sperry Van Ness Commercial Real Estate in Phoenix, Arizona, where she provided administrative and marketing support to brokerage professionals and successfully managed the due diligence and escrow process.
Malory Tindell is the Client Services Lead for Occupier Services Bay Area, focusing specifically on research, marketing and general support. Malory is responsible for helping to create and execute the team’s presentations, proposals, project reports and tour packages.
Outside of work, Malory enjoys traveling and spending time with friends and family.
Scott Siegfried is a Research Analyst and member of Occupier Services Bay Area (OSBA) team. OSBA specializes in occupier representation providing clients with a platform of integrated services on local, national, and global levels. Prior to joining OSBA Scott was in Colliers’ Internationals Research department for 6 years doing data analysis. Scott is responsible for business development prospecting, technology and client deliverables for OSBA. Scott utilizes his background in research, technology & data analysis to provide best in class service to OSBA’s clients.
Scott is an avid golfer and runner, and his interests include going to sporting events and keeping current on new developments in technology. Scott & his wife, Cathylyn, reside in Idaho along with their three children.
Michaela is a member of Occupier Services Bay Area (OSBA) based in San Francisco. With just 2 years under her belt at Colliers, she has worked with clients across the United States and globally. Michaela partners closely with corporate real estate tenants, ranging from start ups to some of the largest companies in the world, to help strategize and manage their real estate portfolios.
With a background ranging from residential brokerage in New York City to high profile administrative recruiting in San Francisco, Michaela has 4 years of prior professional experience working in client facing, fast paced and service driven industries. She has an innate ability to connect with clients which positions her as an effective partner in helping companies meet their real estate needs.
A true San Francisco native, outside of work Michaela spends a lot of time with friends and family and enjoys the beach, skiing, and cooking.
Ryan Bernard is a Senior Manager, Financial Analyst and leads Occupier Services Bay Area (OSBA) distributed financial analysis team. OSBA specializes in occupier representation providing clients with a platform of integrated services on local, national, and global levels. Ryan is responsible for maintaining and developing financial analysis tools which illustrate Cash Flow and Profit & Loss Statement impacts for a variety of end-user strategies. Ryan utilizes his background in accounting and business finance to develop meaningful and insightful analysis which speak to different corporate audiences.
Michelle is a Vice President in the Workplace Advisory practice with a decade of experience in design and consulting expertise. Based out of the San Francisco Bay Area, she leads the team’s business practice within the western region.
With a passion for creating meaningful and valuable connections between people, technology and the work environment, Michelle helps create workplaces that help people and business thrive. She focuses on developing transformational spaces that boost employee engagement activity, as well as meet the client’s business goals and objectives.

Tucker Forbes joined the San Francisco Peninsula Colliers International office working with the Occupier Services Bay (OSBA) team. He specializes in assisting high-growth startup tenants and established companies throughout the Bay Area with their commercial real estate needs.
Tucker’s background experience specializing in office, R&D and industrial leasing brings a detail-oriented and quantitative approach to each project. His ability to connect with people combined with his expertise helps him to assist a wide variety of companies with their commercial real estate strategies. During his time at Colliers, Tucker has assisted mature private and high growth companies with account management and global transactions to ensure his client’s goals are met while securing favorable outcomes on a project by project basis. Tucker prides himself on being able to deliver exceptional results for his clients.
Tucker lives in San Francisco and during his spare time, Tucker enjoys playing basketball, skiing and golfing.
Blake Zamudio is a member of the OSBA team and works in the Redwood City office. OSBA specializes in occupier representation providing clients with a full platform of real estate services. Everything from front-end market research and financial analysis, to transaction management and lease negotiation, to support on the back end to ensure a successful move-in is achieved. Blake focuses on finding the right spaces for his clients by understanding how their real estate needs align with their business objectives. He also focuses on ensuring his clients spaces emulate their culture, increase productivity, and attract and retain talent while also negotiating the very best financial terms. Blake utilizes his background in business to represent the interests of his clients, ranging from Fortune 100 firms to venture capital-funded growth companies.
As an Associate Vice President on the Colliers Occupier Services Bay Area (OSBA) team, Wade works closely with Nick Polsky and our colleagues throughout the region to bring a coordinated, multi-disciplined approach to servicing the needs of our occupier clients.
Wade is a local market expert in the East Bay market, supporting the OSBA effort to continue to provide best in class service to our clients while growing our market share. His role with the OSBA team offers the opportunity to work with a wide variety of occupiers, from multi-national companies to local start-ups.
Growing up Wade played a lot of team sports — including winning multiple national championships while playing Varsity Rugby at Cal — so teamwork is extremely important to him. With those deep values in place, Wade aims each day to bring dedication, intelligence, and integrity to the work we do together on behalf of our clients.
When not working, Wade can be found in the mountains hiking, snowboarding, fishing or just getting some fresh air. An avid Bay Area sports fan, Wade also enjoys going to all Cal athletic events along with Giants and 49ers games when he can.
