Education
Michaela Lalanne received a Bachelor of Arts in American Studies from the University of California, Berkeley in 2014. Michaela is a San Francisco native and has grown up in a family with deep roots in the Bay Area. After a few years in New York, Michaela returned home to San Francisco and joined Colliers International in 2018.

John’s first-hand knowledge of the real estate needs for technology companies comes from his time at notable San Francisco companies including Twitter and Comcast SportsNet. John was a member of the Lehigh Men’s Golf Team and is an avid fan of Bay Area Sports. He is a Golden State Warriors season ticket holder. John and his wife Maggie spend most of their weekends at the park / chasing around their two boys (Quinn and Miles).

Luke takes a process oriented and quantitative approach to each project, using high-level analytics to advocate on behalf of his clients to deliver the best real estate solutions. In addition to his corporate portfolio clients, Luke has made outstanding contributions in representing many venture-backed companies from their initial research and development start-up phase through their excelled growth. Luke has completed over 250 lease and sale transactions, with total consideration in excess of $2 billion.
Phil is a Partner in the Occupier Services Bay Area (OSBA), a Colliers group that exclusively represents tenants. He was formerly the Co-Chairman of Colliers International Partnership from 2005-2007 and a Director from 2004 to 2007.
Phil’s broad understanding of the impact of varying real estate structures on the financial statements of clients helps him successfully guide tenants through the process. He spent four years in Public Accounting with Deloitte Haskins & Sells (now commonly known as Deloitte). In 1989, he founded the Corporate Advisory Group in San Francisco where he used his background in Accounting and Real Estate simultaneously to benefit the tenants his group represents. He moved to the Silicon Valley Office of Colliers International in 1993 and then to the San Francisco Peninsula Office since it opened in 2012. Today, Occupier Services Bay Area (OSBA) manages a variety of large tenant portfolios of companies such as Oracle, LinkedIn, Adobe, Nvidia, Autodesk, Slack, and more.
Phil’s experience of over 30 years includes financial analysis, national and regional location analysis, site selection, facilities and long range planning, transaction structuring, off book financing, and financial statement impact analysis.
Grant Zamudio is a data-driven strategist who adds value for companies and individuals using real estate (leased or owned) in their business. Grant provides proprietary and tactical data to his clients, which facilitates quicker decision making and more meaningful forecasting. This data, coupled with the strategies and experience Grant brings, enhances and accelerates a firm’s ability to deliver a successful real estate project. Romy is a partner of Occupier Services Bay Area in Silicon Valley and is a member of Colliers’ global Tenant Advisory Council practice group. Romy has been involved in a wide range of transactions, from small acquisitions for start-up companies to campus project for larger, established companies, including Fortune 500 companies. His focus in solely representing corporation has involved him in a plethora of relocation and expansion projects, consolidations and dispositions, campus and headquarter planning, lease terminations and complete portfolio planning strategies. Paul is a third generation Bay Area resident who lives with his wife Ashley and three daughters (Madison 4, Mackenzie 2 and Margo 1 month). Paul joined Colliers International – San Jose in 2007. Paul is an outdoor enthusiast. He enjoys snow skiing, wakeboarding, running, hiking, biking and swimming. Paul is a lifelong 49ers, Giants and Warriors fan. His downtime is spent chasing his three girls.
John Colyar is a Senior Vice President in the Colliers Silicon Valley office. John partners with Colliers Silicon Valley Agency Services to provide real estate advisory to a wide range of institutional owners, developers, and technology companies in the Silicon Valley. John's extensive experience working with high growth startups to global corporations provides a value service line to both Landlord operators and Tenants in developing a tailored real estate strategy to meet their needs.
John joined Colliers International in 2012 after competing domestically and internationally as a professional golfer, upon graduation from Santa Clara University. While at Santa Clara, John was a two time all West Coast Conference selection and Team Captain of the nationally ranked men’s golf team. Professionally, John spent six years competing on the Canadian, Korn Ferry, and South African tours.
John took his leadership skill, discipline, and work ethic to Colliers International following his professional golf career.
Community Involvement
John is actively connected with Santa Clara University, and the Michael J. Fox Foundation. At Santa Clara, he is a Bronco Bench Trustee and was involved in the inception of Santa Clara University’s Mentorship Program. This program partners existing Santa Clara student athletes with Silicon Valley professionals, in a mentorship relationship, to prepare for life after college.

Kyle Portal is a Senior Vice President in Colliers’ Silicon Valley office. Kyle partners with Colliers’ Silicon Valley Agency Services to provide real estate advisory to a wide range of institutional owners, developers and technology companies in the Greater Silicon Valley.
A primary objective of Kyle’s is establishing and retaining long lasting relationships built on genuine trust while executing all client goals. He is a devoted, hard-working individual determined to represent institutional landlord's at the highest of levels.
Graduating from San José State University as a dean scholar, Kyle has developed a work ethic that surpasses all clients’ expectations. Kyle understands the entirety of a business, and the importance of teamwork through previous management positions at the San Jose Country Club and a financial advisor internship at Merrill Lynch of San Jose. His skills will directly benefit any organization with corporate real estate concerns.
Some of Kyle’s hobbies include traveling, snowboarding, mountain biking and golf. He currently resides in Los Gatos, CA with his wife Valentina and dog Zion.
Jake Smart is a Vice President in Colliers’ Silicon Valley office. Jake is a founding partner of Colliers' Silicon Valley Agency Services, which provides real estate advisory to a wide range of institutional owners, developers, and technology companies in the Greater Silicon Valley. In his spare time, Jake also serves on the Board of Directors for the Association of Silicon Valley Brokers (ASVB).
Jake received his B.S. in Finance and Entrepreneurship from Saint Mary’s College of California in 2014. After doing some travel, he moved to San Francisco where he spent the next few years in an enterprise sales role at technology startup, Yelp. Jake has been with Colliers since 2017.
From 2017 to 2021, Jake was a member of Occupier Services Bay Area (OSBA) in Silicon Valley. He was involved in all aspects of corporate real estate transactions teaming with an exceptional group of brokers, financial analysts, and project coordinators to offer comprehensive brokerage solutions to corporate occupier clients. With this background, Jake offers a unique skillset to institutional ownership groups as a strategic advisor on Silicon Valley asset leasing.

Nick Polsky is a Senior Vice President based in Oakland and leads Colliers’ Occupiers Services Bay Area (OSBA) efforts in the East Bay.
