Clients depend on my ability to listen closely to their needs and develop customized solutions to address existing problems and to mitigate potential issues on upcoming projects. I am committed to bringing our team’s technical expertise, project experience, consistent quality delivery, and risk avoidance to our clients to accelerate the success of their new construction, renovation, and infrastructure upgrade projects.
Outside of my professional life, I am active on several community boards and am dedicated to spending time with my wife and two daughters. Depending on the season, you will likely find us on the volleyball court, softball field, at the pool, or on the ski slopes.

Joe Bolano

Mr. Bolano has more than 35 years of experience across diverse industries in Architecture, Construction Management, Facilities Management, and Real Estate. Throughout his career, Joe has gained a wealth of experience in all aspects of the Building Industry including: facilities operations, construction, project management, property management, contract document production, post-construction maintenance services, and process improvements.
Prior to joining Colliers, Joe served as Vice President, Capital Project & Facility Services, for Northwell Health, a not-for-profit for which he oversaw the planning and execution of all capital projects, infrastructure upgrades, and major renovations across approximately 20 New York-area hospitals. Previously, Joe was also Director of Facilities at New York Hospital Medical Center of Queens, currently NewYork-Presbyterian Queens, where he oversaw all capital improvement and program development for the hospital and more than 45 off-site facilities.
Mr. Horowitz is a results-driven and forward-thinking senior corporate real estate executive with vast experience in regional project management, real estate and facility operations, resource modeling, project management technology, principal contracting, and project risk assessment.
Adaptable to the ever-changing dynamics of large-scale, multi-national real estate transactions and projects, and the complications that arise in order to meet or exceed stakeholder needs and expectations. Successful in driving operational growth, leading start-up and turnaround efforts, and maximizing business opportunities. A recognized agent for change, with a documented ability to envision and lead projects that fulfill strategic objectives for growth and development.
In his present role at Colliers, Mr. Horowitz is responsible for the successful delivery of our Project Management services to Corporate and Not-for-Profit firms who occupy commercial workplaces in the Metro New York and area.
I am a licensed engineer, with more than 25 years of experience, who began my career on the design side of the construction industry. As my interests shifted to constructing buildings, I decided to pursue an opportunity in project management.
I have a broad range of experience throughout the construction cycle from all aspects as a result of my roles as design engineer, construction manager, and institutional owner.
My role on behalf of clients as a project manager is to be their advocate throughout the design and construction process. Working with educational, not-for-profit and cultural institutions I enjoy seeing our clients’ projects come to life. Our clients rely on my clear communication and transparency to deliver on our promises to keep their construction project on schedule and on budget.
I assist our clients in seeing the big picture and communicate the construction process to them in a way that they can understand. My blend of technical knowledge and high level of service results in a true partnership with clients and positions Colliers as a trusted member of the project team.
Prior to joining Colliers, Mr. Hahn worked at The Metropolitan Museum of Art for 14 years as the General Manager for Capital Construction where he was responsible for approximately $80 Million worth of construction a year. In addition to his work at the Museum, Eric has worked as a construction manager and as a design engineer. His unique background as an owner, builder and designer has been of great value when working on complex projects with challenging site logistics, schedules and budgets.
I have a unique background in project management and business leadership developed over my 25 years in the industry. I was very fortunate to begin my career with an entrepreneurial organization focused upon the educational sector of the real estate industry and to have personally played an integral role leading two operational divisions.
My growing awareness of the industry led me to the conclusion of an immense opportunity to fill a void for high quality professional project management services. So, in 1996 I co-founded Strategic Building Solutions which for two decades was an industry leader in the Northeast. In 2015 we joined Colliers International allowing us to leverage our considerable skills with those of the broader organization.
Our growth has been driven by superior client satisfaction and attention to detail. This is attributable in part to my belief that clients need partners that are not only technically capable, but are responsive and able to communicate thoughts and ideas in a manner best suited to their personal style and needs.
As a parent of two young children, my free time is consumed with either my son’s sporting events or my daughter’s dance recitals.

I represent a very respected and professional firm that always has our clients best interest at heart and we provide them value through our project management, planning and advisory, and commissioning and energy services.
As a dedicated business development professional, I enjoy developing relationships, but I especially enjoy getting the phone call from an existing or past client needing our help on a project who appreciates the service and expertise we delivered for them in the past. I also find it rewarding to uncover new opportunities and turn them into mutually beneficial outcomes for our clients, our staff, and our firm. With over 20 years of business development experience, I have become a trusted resource for our clients providing them with services and expertise they need to accelerate their success. At the end of a project, I know I have done my job if the building owner, occupants and users are happy and the client enthusiastically offers to be a reference for us.
Away from the office, I am an avid outdoorsman spending as much time outside as possible. You will most often find me golfing, hiking, fishing, attending my kids sporting events or traveling to national parks with my family.
Ms. Lernmark is a 15+ year veteran of leading consumer and B2B marketing accounts for enterprise and start-up clients. Her previous experience includes building brand strategies and identities along with supporting marketing programs, methodologies, and processes. Jessie leads our strategic marketing and communications efforts by creating plans and campaigns to develop and support our growth in target markets.
Building owners rely on me to provide unbiased, independent problem-solving and hands-on management for complex new construction and renovation projects. From early planning through building turnover, I partner with our clients to ensure project success. At the end of a construction project, the greatest reward is seeing the satisfaction of the building owner and occupants and I take great pride in the fact that I played an integral role in their building project.
At the beginning of my career I worked for an architectural firm where I performed document coordination and construction administration services. During a construction project, I worked with Project Managers from Strategic Building Solutions (now part of Colliers) and gained a deep appreciation for the role of an owner’s representative.
Soon after, I began working for Strategic Building Solutions and found myself passionately advocating for the needs of the building owner, protecting their interests. I have enjoyed developing long term relationships with our clients and when we get together we hardly talk about work.
It is important to me to understand the client’s needs and desires for their construction project. I understand the pitfalls associated with major construction projects and I help our clients navigate this complex process and get them to their desired end result.
I am dedicated to providing superior leadership and value to our clients through our project management services. Outside of work you will find me spending time with my family whether it is coaching their sports activities, golfing, horseback riding with my daughter, or vacationing.
Mr. Naughton is an accomplished architect with more than 30 years of experience guiding large scale construction and design projects, including high-rise towers, mixed-use developments, residential and commercial buildings, educational facilities, hotels, hospitals and healthcare facilities, research facilities, cultural facilities, and parking structures. Joe’s areas of expertise include project and construction management, architecture, urban/regional planning, and contract administration. In addition, Joe has provided project management services during all project phases and is an expert in meeting client objectives through lean thinking and supply chain management.
I am a visual thinker. Using sticky notes, color-coded one-line diagrams, charts and graphs, and simple flow charts I puzzle through technical, organizational, and long-term planning issues. In engineering, this lends itself more to operational expertise than computational, and my most rewarding professional experiences are those where I embed myself into facilities operations departments. From the inside, I have truly learned and understand the operations perspective and enjoy bringing that experience to all my projects and clients.
Nothing makes me prouder in my professional life than the work of my Commissioning and Energy Services team. Their commitment to our clients is unparalleled and we are making a positive impact on the people that live, work, study, and heal in the buildings we commission. Our collaborative approach to energy savings produces conservation that lasts long after we have completed the project because we have worked together with the facilities personnel and trained them in the “why” and “how” of the savings measures. These projects positively affect the environment, the people that utilize these spaces, and the financial bottom line for our clients.
In my current role, I am working to develop new systems and processes, including introducing new technology, to allow our multi-disciplined team to more efficiently and effectively implement our services. I am an active volunteer in my community serving on multiple boards and committees and my family and I enjoy spending time outdoors hiking and camping.
