Joe has specialized as an industrial broker in the San Francisco East Bay since 2005, and has completed over 2,000 lease and sale transactions. His focus is primarily along the I-880 Corridor, with a total transaction volume over $1 Billion.
Joe’s first priority as a real estate broker is to understand the specific needs and concerns of his clients. He takes an unique analytical, data-driven approach to evaluating commercial real estate transactions.
Joe’s institutional clients include Prologis, LBA, Blackcreek, Fortress, First Industrial, Exeter and Harsch Investments, among others.
He is proud to have represented such companies as; Sugar Bowl Bakery, Fortinet, Cresco, Transpak and Bay Area Seafood. Joe finds that his clients are exceptionally interesting and intelligent business people; and he is excited to know the entrepreneurs leading today’s business.

Joe graduated from Cal State University, Hayward in 2004 with a BS degree in Business Administration/Marketing. He began his real estate career with Colliers in 2001, working with the Colliers Advisory Group. In 2005, Joe shifted his focus to the Industrial market along the I-880 Corridor, specializing in tenant and landlord representation.

Grant joined Colliers in 2016 as an industrial broker with a focus on the leasing and sales of industrial product along the I-880 corridor—primarily in Hayward, Union City, Newark and Fremont. Grant works closely with Joe Yamin, SIOR. Joe is one of the most experienced, knowledgeable, and productive industrial brokers in the Bay Area.
As a young broker, Grant’s focus is on bringing his enthusiasm, perseverance, analytical skills, and meticulous follow-thorough to each of his clients’ projects. He works diligently to learn as much as possible about his clients’ business plans, and to provide them a complete picture of the real estate market as it applies to their situation. He is especially interested in the growth of small to medium-sized businesses. His father founded a successful construction equipment rental company in San Mateo, so he has an affinity for the way small businesses run and grow.
Grant graduated from UC Berkeley in 2016 with a major in Legal Studies. Besides learning to be analytical at a very high level, he became an expert on how to learn quickly and effectively. Grant played baseball for Cal for four years--an experience that laid a good foundation for his industrial brokerage career. Baseball taught him to push through limitations, to persevere, and to work as a team. Time management skills were essential, as well as a humble, gritty attitude towards giving his best effort. Grant brings that same self-discipline and hard work to each client he works with.
I specialize in the sale and leasing of industrial properties in the San Francisco East Bay Area, including San Leandro, Hayward and Union City. As an industrial broker, my first priority is to thoroughly understand my client’s business requirements and concerns. A careful understanding of these concerns combined with my experience and knowledge of the market makes it possible to deliver creative, unexpected solutions even in the face of the current unprecedented demand for space.
Over 26 years, my accrued transactions have exceeded 6 million square feet for clients such as ABC Roofing, Ikon Office Solutions, Mercury Marine Corporation, Riddell/All American Sports Corporation, Sugar Bowl Bakery, Dal-Tile, Inc., Wells Fargo Bank Real Estate & Specialty Assets, and Performance Contracting, Inc. I have worked extensively along the I-880 corridor with packaged and palletized food distribution companies to address their warehousing and distribution requirements, including the manufacturing process and cold storage. In addition, I have represented numerous Asian food companies with their Bay Area warehousing needs.
Whether representing a landlord or tenant, my intention is to be responsive, reliable and detail-oriented every step of the way. My goal is to take the real estate burden off my clients so they can focus on effectively operating their businesses. I value the client relationships I have developed over so many years and get real satisfaction seeing my clients set up for continued growth and success.
When I am not working I enjoy reading, running and surfing. I live in Oakland with my wife Tracy and have four children.
