Jim Allen’s area of expertise focuses on resolving the real estate needs and requirements of the healthcare and senior living sectors. He works closely with medical, healthcare and office tenants, owners & investors, managers, administrators, facility planning departments, physicians and real estate departments to create and maximize value while securing strategic cost effective facility solutions.
His clients typically face issues of growth, consolidation, technology or equipment changes, facility functional obsolescence, inflexible landlords, staff, client and/or patient logistical considerations. Clients also face purchase or lease decisions, escalating operating and occupancy costs, demographic growth/change, parking issues and frequently require specialized build-out.
Keys to his success have been his ability to listen and understand his clients’ requirements and motivations, an in-depth knowledge of the office and medical submarkets, senior living, an unrelenting determination and persistence to complete an assignment by serving the client’s best interest and the ability to negotiate sound economic as well as creative solutions.
Throughout his 31 year commercial real estate career in Southwest Florida, Jim has been fortunate to work with a number of local, regional, national and international tenants, owners and investors. He enjoys an exceptional insight to the nuances of the MOB/Healthcare submarket including Stark Compliance, hospital relationships, group dynamics, equity participation models, evolving facility requirements, medical TI, CONs, as well as regional demographic change and growth.
