PASSIONATE is one word that describes how I am with projects and clients. When you truly love what you do, it is hard to call it work! I concentrate my energy on high street retail in Waikiki, Urban Retail in Kaka'ako, specialized affluent neighborhoods, and all other resort retail markets throughout the islands. I specialize in Landlord representation and working with experienced local and national resort, urban, and luxury retail tenants. I am able to strategically work with tenants on their expansion plan and provide detailed analysis on the roll out of their brand within the Hawaii Market.
I have had great success over the years working redevelopment projects like Haleiwa Store Lots (30,000 SF, consisting of qualified resort retail tenants like Kahala Sportswear, Island Vintage Coffee, Mahina, Greenroom Hawaii, T&C Surf, Maui Divers, and many more) and re-positioning centers like The Shops at Kukui’ula (consisting of 87,000 SF, with noteworthy tenants like SoHa Living, Tommy Bahama’s, Tori Richard, Oasis Lifestyle, Reyn Spooner, Mahina, Malie, Blue Ginger, Aaron Fienberg, Olivine, Palms Gallery, Ruth Chris, and Longs) and SALT, the unique urban electric project, in Our Kaka’ako with the following tenants: Gillia, W at SALT, Pioneer Saloon, Island Urgent Care, Kahala Sportswear, Stoke House, Orange Theroy Fitness, Revolusun, H Mart, Buther & Bird, Gillia, Urban Island Society, Ukulele Site, and more. In Waikiki, I am a part of the leasing team for Pualeilani Atrium Shops at the Hyatt Regency with notable transactions such as Urban Outfitters, Dylan's Candy Bar, Stokehouse, Crazy Shirts, Local Motion, Nature Republic, Nohea Gallery, Cinnamon Girl, Tucker & Bevy, D’OR 24K, Sanuk, Cesere Brothers Photography, Manoa Chocolates, Alamea, Coco Nene, Flip Flop Workshop, Lani Beach, Royal Selection, etc. Some of my other Waikiki transactions include Canyon Beachwear, Coco Mango, Mahina, Kahala Sportswear, Poke Bowl, The Christmas Store, The Refinery, Big Wave Dave, Soha, and Kai Luxe at Waikiki Beach Walk, CHIBO Restaurant at 280 Beach Walk, and SOHO New York Salon, Simply Woods, Dave’s Ice Cream, Aroma Cafe, Memorie Japanese Weddings, and Cinnamon’s Restaurant at The Shops at the Ilikai. I also repositioned the retail of The Espacio Hotel on Kalakaua Avenue, and kept 2113 Kalakaua fully leased while we had the listing.
I invested time working at re-merchandising the tenant mix for A&B in Kailua Town with new unique local boutiques and eateries and currently am working on the redevelopment of Ku'ono Marketplace for Kamehameha Schools (40,000 SF), which will be anchored by Foodland Farms and Straub in one of the most prestigious neighborhoods on the island of Oahu.
In 2019, I became the 1st third party exlcusive leasing agent to take over and assist Howard Hughes in their Ward Village Development, having recently completed Roger Dunn Golf, Holey Grail Donuts, Issa De Mar Swimwear, Mahina, Island Brew Coffee House, Infinatea Cafe, and Keiki Store, to name a few.
Some notable clients we continue to assist with their expansions are Mahina, Maui Divers, Soha, Kahala, Tori Richard, Dry Bar, Foodland, Coffee Bean & Tea Leaf, Greenroom Hawaii, Guava, Bikini Bird, Catherine Michaels, Banan, Paul Smith, Red Fish, Splash, Moena Cafe, and Republic Retailers (to name a few).
My enthusiasm, dedication, and determination allow me to look beyond any single transaction and instead focus on how the merchandising and uniqueness of each tenant synergistically benefits the overall property, ensuring that each lease benefits all parties involved. Our Resort Retail Monthly Newsletter is sent to many in the industry and our clients and is personally completed by us each month showcasing the most notable news of the month and an inside of our personalities and what our Resort Retail Team focuses on. One of my greatest contributions to our team is my responsiveness to clients and timely detailed communication. I have been working at Colliers for over 13 years and have achieved outstanding production recognition in recent years including Top 10 Performing Advisors in 2013 and 2015- 2019.
Prior to joining Colliers International in 2007, I started my real estate experience in California working in the multi-family division at Grubb & Ellis BRE in La Jolla. I was also able to expand my knowledge of the commercial market by being exposed to countless commercial projects in the San Diego area through the Real Estate division at The University of San Diego.
I am also committed to our community and currently engaged with numerous non-profit organizations. I was extremely active in Juvenile Diabetes Research Foundation (JDRF) and have sat on their board since 2009. I also was their Board Secretary and promoted the Annual Gala. Currently I am really involved in the Junior Foundation Board for Kapiolani Hospital and dedicate most of my time to supporting their services. I also have sat on the Advisory Board for the Family Business Center Group and have held positions such as Retail Chair and Next Generation Chair for the State of Hawaii for International Council of Shopping Centers (ICSC). To suport a community I work a lot in, I joined the Board of Waikiki Improvement Association (WIA) and participate with the Waikiki Community Center annual gala.

Nathan Fong is a local boy, born and raised in Hawai’i, the eldest grandson of the late and great Senator Hiram L. Fong – the son of illiterate Cantonese immigrants, who overcame poverty, earned a law degree from Harvard, and became the first Asian-American United States Senator in history. This rooted Hawai’i family history is combined with 22 years of commercial real estate experience in the islands along with a devoted loyalty to Colliers International (previously known as Monroe & Friedlander). He currently leads and serves the Colliers Retail Group & Shopping Center Divisions and oversees a team of 16 brokers. He is also a fundamental part of the Colliers Hotel & Investment Divisions. He has the largest Shopping Center Portfolio in the state and spends his time working with institutional owners, institutional developers, trusts, family offiices, and institutional tenants looking to do multi-store roll-outs. Creating opportunities for his clients is what he does.

Being able to meet and work alongside business professionals within an island community that I was born and raised in has been extremely rewarding and I am grateful everyday. My journey at Colliers began by being a tenant myself, which has been proven valuable to each client I work with. While it is important to be able to provide the strategic guidance needed to navigate deals in our market, being able to cultivate a relationship and provide a pleasant and productive experience is equally imperative to me. As part of the Office Services Division, I specialize in working with tenants and landlords. A key to my success is simply being able to listen and provide relevant insight, knowledge and solutions tailored to each unique relationship. Since joining Colliers in 2017, I was able to build a diverse portfolio of institutional landlords such as Brookfield Properties and James Campbell Company, while also servicing local entities such as Hawaii Pacific University, Stanford Carr Development and The Resort Group (Ko Olina). I've also been able to work with tenants such as Rakuten, Microsoft, Homebridge Financial and the US Small Business Development Corp. in locating commercial space within our market.
Having the opportunity to connect with a variety of businesses is something I do not take for granted and look forward to each day. In my spare time I love to hang out with family and dog (Louie), play tennis and golf, and read a good book/audiobook!
Erin Mitsuyoshi is a member of the Retail Leasing Services Division of Colliers International, Hawaii’s largest commercial & real estate brokerage organization. Mr. Greene is a Senior Vice President in the Retail Services Group with Colliers and has been with the Honolulu office for more than 25 years.
Mr. Greene specializes in retail leasing and investment sales with an emphasis in retail tenant representation and buyer representation. Some of Mr. Greene’s current and previous clients include: 24 Hour Fitness, Bed Bath & Beyond, California Pizza Kitchen, CVS/Longs Drug Stores, The Gap, Louis Vuitton, Ross Stores, Sam’s Club, and Wal-Mart.
Maria Su is a member of the Retail Services Division of Colliers International’s Hawaii office, specializing in assisting retail businesses to assess and strategize their location and growth strategies.
For over the last decade, Maria served as a business and financial consultant, with services including valuation, financial analysis, fraud investigation and forensic accounting. She has practiced with CPA and Consulting firms all over the world, including New York, San Francisco, Hawaii and Shanghai, China. Having earned a Master Degree in Accountancy from University of Notre Dame, Maria’s strong educational background combined with her professional experiences allows her to utilize a wide array of knowledge to help clients attain their real estate goals.
Maria was born and raised in Shanghai, China, and speaks fluently in both Mandarin Chinese and Shanghainese. Her unique upbringing allows her to understand both eastern and western cultures. Having lived and worked in major cities across the world, she has experienced the tremendous evolvement of retail shopping centers and retail markets internationally. These experiences help her see a bigger picture and serve her clients’ best interests with a worldly perspective.
Gabrielle Chock is a member of the Retail Services Division of Colliers International, Hawaii's largest commercial real estate brokerage organization. She was initially drawn to commercial real estate as an undergraduate at UCLA. Mentored by the professionals at Colliers Hawaii, Ms. Chock is excited to further pursue her passion for commercial real estate.
Ms. Chock's real estate experience began at Newmark Merrill Companies. She had the opportunity to work on the day-to-day operations of managing over forty shopping centers in California. She also worked in the office division at CBRE in Beverly Hills, focusing on projects in the media, entertainment, and technology fields. These experiences expanded her knowledge of commercial real estate as she was exposed to numerous office and retail projects in Los Angeles. Now, Ms. Chock primarily focuses on in-fill and project retail leasing. Sharpened knowledge and proficiency come from her experience in working for institutions such as Kamehameha Schools, Met Life, M&J Wilkow, MIG Real Estate, Washington Prime Group, Stanford Carr Development, Outrigger Hospitality Group and Prospac Holdings Group. She devotes her time working on SALT At Our Kaka'ako, Pearlridge Shopping Center, Azure Ala Moana, Mililani Shopping Center, Town Center of Mililani, Halekulani, and Outrigger Waikiki to name a few.
While born and raised in Hawaii, Ms. Chock lived in Florida and New York where she pursued ballet professionally. During this time, she won numerous international ballet competitions and was offered several professional ballet company contracts. Ms. Chock continues to be active in the dance community and is determined to be a positive role model for future dancers. Dance has taught her the level of dedication and hard work it takes to succeed which has now transferred to her commercial real estate career.
