As an Executive Vice President with Colliers International, I have specialized in representing corporate occupiers throughout Southern California. With a focus on the technology and life science industries, I have delivered real estate solutions that align to my clients business strategy for global firms like Microsoft, Intel, Alcon, Coca Cola, Advance Sterilization Products, Beckman Coulter, Samsung, LG, Schneider Electric to name a few. Over the course of my career I have been involved in strategic consulting and transaction management for both public and private organizations. With over twenty-five million square feet of space leased and sold with a value of over seven billion dollars of transaction volume, I have been part of some of the largest and most complex transactions in the region.
After over thirty years in the commercial real estate industry, I can still say I truly enjoy what I do. I love the competitive nature of trying to put a deal together, but what is really rewarding is when all parties involved come to a compromise that works for everyone. Should there be a stalemate, I don’t pound my fists and scream; I introduce logic to what can become an emotional process, allowing me to excel in finding solutions for some of the more difficult and complicated transactions in the industry.

Accomplishments
Some notable transactions I have completed include:
Represented Microsoft Corporation throughout Southern California on multiple transactions totaling over 100,000 square feet.
Represented Schneider Electric in multiple transactions totaling over 375,000 square feet customer service, lab and assembly in Foothill Ranch, Brea and Costa Mesa.
Represented Intel Corporation in its leased properties throughout Orange County totaling over 80,000 square feet.
Represented Coca-Cola North America in its leased properties throughout Orange County totaling over 40,000 square feet.
Represented FDIC in two transactions totally over 275,000 square feet including office space for their western headquarters in Irvine.
Represented North American Medical Management on over 225,000 square feet of transactions including the leasing of 75,000 square feet for its corporate headquarters in Ontario.
Represented CalPERS throughout Southern California totaling over 50,000 square feet, including offices in Orange and San Bernardino.
Represented Kaiser Permanente on over 225,000 square feet of transactions throughout Orange County and the Inland Empire.
Community Involvement
- I participate in multiple civic and professional organizations, including Urban Land Institute (ULI), where I serve on the Orange County / Inland Empire Advisory Board and act as Vice Chair of the Office and Commercial Initiative Council. I am also involved in the National Association of Industrial and Office Properties (NAIOP), the Building Owners and Managers Association (BOMA) and the Los Angeles Commercial Real Estate Association (LACRA).
- I believe in community involvement and have served on numberous boards of directors for groups including City of Hope, United Way, Irvine Little League and Meadow Park Foundation. I also enjoy donating my time to assist nonprofits, such as the Mariposa Women & Family Center and Dollars for Scholars, with their real estate needs.

Ryan Ward specializes in representing corporate clients and both institutional and regional ownerships in the leasing and sales of their real estate in Orange County and throughout Southern California.
Previously Ryan was with Grubb & Ellis Company as an office broker and is an active member in the ULI.

Joe has focused primarily on Orange County Office and Industrial properties since 1997. He specializes in representing tenants and developers in building/site selection, financial and market analysis, and lease/contract evaluation. Over the past 5 years Joe has leased or sold over 5 million square feet with transaction volume in excess of $950,000,000. With over 30 years of experience representing his clients’ interests, from seller/landlord and buyer/tenant representation to investment acquisitions, dispositions, 1031 exchanges and commercial development projects, Michael places great value on providing his clients unmatched service.
Michael began his career in 1988 with Colliers, still known then as The Seeley Company. After decades developing strong relationships and building a wealth of knowledge, he was recruited to Voit Real Estate Services in 2007, before being recruited back to Colliers in 2016.
During his career, Michael has successfully completed some of the largest real estate transactions in Orange County, together totaling over 30 million square feet and $4.5 billion in consideration. In addition to more traditional transactions across product types, he has extensive experience in the acquisition and development of land sites into office and industrial business parks, which has led to more than 20 projects and 700 buildings sold since 2000.
An Associate Vice President for Colliers International, I specialize in buyer/seller and tenant/landlord representation in the Southern California Orange County market. I have represented clients in the Orange County Airport Area Markets, the Irvine Spectrum and surrounding areas. My career began at Voit Real Estate Services before joining Colliers International in 2016 to work alongside Executive Vice President Michael Hartel.
A tenacious prospector, my market knowledge comes from relationships I have built with commercial property owners and users in creative office spaces, high-tech medical, retail and more. My authentic interest in my clients, coupled with my thorough analytical research, allows me to put their best interest at the forefront of every transaction for exceptional results.
I have earned a Bachelor of Science degree in Business Administration with a concentration in Finance and Real Estate from Chapman University in Orange, CA and currently serve as a Director in the Chapman Real Estate Mentorship Program.
Over the course of my career thus far, I have successfully completed real estate transactions totaling 5 million square feet and $1 billion in consideration.
Ellie Neuroth joined Colliers International in March 2016. She currently serves as Senior Client Services Coordinator based in Irvine. Ellie works directly with Joe WInkelmann and Michael Hartel and their clients and listings. Ellie is responsible for all marketing initiatives for each and every listing from creation to completion. Her responsibilities include marketing package construction and implementation, graphic design, and print concepts, along with client presentations, proposals, market research, and management and maintenance of the team’s clients and listings.
Before joining Joe & Michaels Team, Ellie was part of Irvine Office Shared Support Team and was responsible for marketing support and client relations for Industrial, Office & Medical Brokers within the Office.
