Leasing success in action

1555 Palm Beach Lakes Boulevard, West Palm Beach, FL

Challenge  The 16-story office building, Tower 1555, was completed in 1986. Located adjacent to the new Palm Beach Outlets in West Palm Beach just off Palm Beach Lakes Blvd, Tower 1555 is surrounded by a handful of competing class ‘B’ office buildings. The building is owned by the Ecclestone family. After years with one marketing person and a short period of time with a large national firm, ownership hired the Colliers Falk-Weprin Team who have enjoyed and maintained a successful and longstanding relationship with many of their mutual friends and business associates.

 

Strategy  With the valuable input of the Colliers Falk-Weprin Team, ownership decided to make upgrades to the aging building. Our team suggested upgrading the elevators, renovating the bathrooms and common area and replacing old A/C units with state-of-the-art air handlers and two new rooftop chillers.

 

Results  Ownership also elected to spec out the entire 8th floor with five efficient new smaller tenancy layouts, which the Colliers Falk-Weprin Team leased entirely before completion. We then followed with the 14th floor and had the same success.

 

These efforts brought occupancy from 70% to 90% and the West Palm Beach office expects to reach 95% occupancy by the end of Q2 2022.

901 Northpoint Parkway West Palm Beach, FL

Challenge  The property had fractured ownership for over 10 years and occupancy had fallen below 30%. Northpoint Investment Partnership, LLP acquired

the property in 2017 with most of the vacant units requiring work. The property developed a stigma and had difficulty in occupying space.

 

Strategy  The team marketed the project aggressively at $12.00/PSF NNN, about $1.00/PSF below market. We kept the CAM low at $5.00/PSF and tried to focus on doing most deals “as is”, with very little work (replacing carpet, new paint and LED lighting). The projects flexible zoning allowed us to market to a large group, from flex/industrial to medical and office.

 

Results  The team achieved 95% - 100% occupancy within 18 months. The client sold for over $12M from a $3.5M purchase price and $2+M of capital investment.

350 & 362 N. Haverhill Rd West Palm Beach, FL 33415 - McCraney Property Company

Overview  Airport Logistics Park consists of four Class ‘A’ Industrial buildings with space ranging from 18,544 to 322,186 SF and is ideally situated at the intersection of Haverhill Road and Wallis Road. The park offers easy access to I-95 and Florida’s Turnpike via Southern Boulevard and is immediately west of the Palm Beach International Airport. Phase II construction for Building 300 and Building 400 is underway for delivery late 2Q 2022.

 

The Colliers Falk-Weprin Team was retained by McCraney Property Company to provide everything from marketing to leasing. Our team achieved 100% occupancy within 6 months of recieving the Certificate of Occupancy.

  

Challenges  Fortunately, no real challenges exist here other than needing finished spec suites for anticipated demand.

 

Strategy  The Colliers Falk-Weprin Team delivers spec suites on Certificate of Occupancy and continue to promote the building to area tenants. We also work to attract new tenants to a robust West Palm Beach market. Our team does an impressive job at utilizing all of our marketing and sales team manpower to successfully pre-lease this space.

 

Results  Our team successfully leased out Phase I, totaling ±244,550 SF of Class ‘A’ Industrial space with major tenants such as LaserShip, Newsmax, TireHub, Ideal Nutrition, and more with long-term leaseholds. This is a first-class newer project for the airport market.

ECF Engineering Consultants | 701 Northpoint Parkway West Palm Beach, FL

Overview  SIW Solutions specializes in impact window and door replacement for Palm Beach County. With the SIW windows and doors manufacturing facility and showroom located in Delray Beach, SIW quickly built a reputation for crafting beautiful products with a wide range of design options.

The Colliers Falk-Weprin Team was given the opportunity to assist SIW Solutions in finding between 130,000 and 150,000 sq ft. in central Palm Beach County. The field requirements included a manufacturing building, not a typical distribution building. So depth was important.

Challenges  Building depth needed to be over 220’ deep with doors on at least two sides of the building. The client also needed above average parking.

 

Strategy  The Colliers Falk-Weprin Team’s strategy consisted of organizing a complete availability report for every property in the desired size range for both sale and lease. Our team took the client on several property tours and even met with community governments to determine what location would be the best fit for SIW Solutions.

 

Results  Our team was successful in assigning them to a leasing space at Duke Realty’s, Turnpike Crossing, located on Belvedere Road in West Palm Beach, Florida. The lease term was negotiated to ten years and three months with three months of abated rent. This property had direct frontage on Belvedere Road and was provided on a “turn-key” basis using building standard improvements and finishes.

Score At The Top, LLC | 900 Broken Sound Pkwy Boca Raton, FL

Overview  Score At The Top is an organization that provides part-time tutoring, full-time schooling, courses for credit, test prep, college and grad school planning, and more. For over 30 years, they have provided an integrated array of academic support and guidance services to students of all ages.

The Colliers Falk-Weprin Team was retained by the client to provide a market analysis for a +16,000 SF site in the central Boca Raton area. The purpose of this location was to better Score At The Top’s ability to serve clients living in both the eastern and western residential neighborhoods.

The client’s field requirements were a ground floor space with ample parking and a turnkey finish with heavy office buildout. Score At The Top’s ideal terms consisted of a space with its own HVAC system inside a class “A” office building.

 

Challenges  Client required a 100% landlord contribution to the tenant improvements. Additional challenges were finding an acceptable location within the desired area that also had separate metered electric.

 

Strategy  The Colliers Falk-Weprin Team reached out to all available office properties in the desired area and toured the client through the market. Our team also had space plans done for all acceptable locations to see what would work best for Score At The Top.

 

Results  Our team was successful in assigning the client to a 10-year lease at 900 Broken Sound Parkway at a slightly below market rate with all improvements included in the deal. Score At The Top was pleased with the results and asked our team to also assist them with finding space in Palm Beach Gardens, FL.
