Q4 2020

Fourth quarter closed with an increase in multifamily transactions totaling approximately $195.6 million. Eleven out of the twelve transactions had a price per unit over $100,000. In the fourth quarter of 2019, there were seventeen transactions amounting to $185 million in sales volume. Market capitalization rates decreased this quarter to a regional average of 5.70±% compared to 6..29±% last quarter. Rental rates remained relatively unchanged from third quarter, but overall slightly decreased from this time last year.

Q3 2020

Third quarter closed with an increase in multifamily transactions totaling approximately $29.4 million, with a  284-unit transaction in Charlotte County making up over 70% of the total volume. By comparison, in the third quarter of 2019, there were thirteen transactions amounting to $140 million in sales volume. Capitalization (CAP) rates slightly rose this quarter to a regional average of 6.29±%, compared to 5.78±% this time last year. Rental rates remained relatively unchanged from this time last quarter.

Q2 2020

Second quarter closed with three transactions totaling approximately $6 million, a tremendous drop since last quarter. By comparison, in the second quarter of 2019, there were fourteen transactions amounting to $151 million in sales volume. One transaction this quarter equaled nearly 55% of the total volume. Our market has shown a decrease in transactions, specifically within the Class B/C sector. Capitalization (CAP) rates remained compressed at a regional average of 5.43±% this quarter, slightly lower than last quarter.
