The 2022 Global Investor Outlook report is Colliers’ annual in-depth exploration of investor sentiment, strategies and the forces set to shape real estate markets around the world. Our findings are developed based on a focused survey undertaken by 300+ investors across the globe and in-depth interviews with our regional Capital Markets leaders. Global capital is back! Investors are bullish on economic growth prospects for 2022 and intend to maintain high real estate allocations even though pandemic-related uncertainties have not fully lifted. More investors are looking to future-proof their assets by integrating environmental factors into their strategies and quality office assets in major metropolitan markets will be in high demand. Key EMEA regional findings:

  • Global capital is back. 81% of investors in EMEA are bullish on economic growth prospects for 2022.
  • Investing in core office space in major cities and disposing of aging, non-compliant assets that are more difficult or costly to retrofit will be two key investor strategies in 2022.
  • Investors want trophy office assets in Tier 1 cities like London (45%) and Paris (30%). In EMEA, 67% are looking to invest in core-plus offices, and 63% in core office assets.
  • Demand is outweighing supply and with ESG compliance to consider, we expect a race to core and an increase in values of up to 10% during 2022.
  • Nearly 75% of investors are integrating environmental factors into their strategies to future-proof their assets and address climate change questions from stakeholders. As ESG requirements increase, investors will be eager to dispose of aging, non-compliant assets that are more difficult or costly to retrofit before everyone starts to do the same.
  • 80% of investors we surveyed said rising construction costs are a major concern. It could have an impact on the supply of viable product – from new builds to renovations and retrofit projects. On the flipside this is causing 70% of investors to be optimistic about rental growth due to a lack of quality stock.
