The first quarter of 2022 was dealt a devastating shock by Russia’s invasion of Ukraine - despite this, market resilience and historically high levels of dry powder continued to support investor interest in commercial real estate (CRE) in Europe, the Middle East and Africa (EMEA).
Our Q1 2022 Capital Markets Snapshot indicates that in Q1 investor interest in commercial real estate continued to recover from the pandemic, with many investors seeing property as a hedge against rising prices. Provisional figures for the first quarter suggest a 5% rise in volumes from the same quarter of 2021, with rolling 12-month volumes up by 7%.

Damian Harrington is a Director and Head of Research for both Global Capital Markets and EMEA at Colliers. He has over 20 years of experience in the real estate industry living and working from various locations across EMEA including London, Dubai, Prague, Helsinki and Amsterdam. Damian is responsible for producing research for internal and external clients. His expertise helps to provide clients with global capital market trends and analysis, and connects them with strategic and actionable insights, such as the changing nature of global capital and the impact on global capital flows. Damian has produced numerous research papers and generated analysis of markets across all asset types - from residential to offices, retail to logistics and hotels to niche sectors such as life sciences, air cargo and data centres. Damian is a member of the EMEA location strategy team and a key member of Colliers ESG focus group. He speaks regularly at internal global conferences, external industry events hosted by GRI, ULI and other key industry bodies, plus key annual events such as MIPIM and EXPO REAL.
Damian holds a Masters degree in European Property Development and Planning from University College London, a BPI Bachelor of Planning from the University of Amsterdam and a BA (Hons) in Town and Country Planning from Manchester University. He is also a qualified surveyor, holding an MRICS with the Royal Institute of Chartered Surveyors.
I've been in the real estate industry since 2005 and joined Colliers as a data scientist in their EMEA research team in 2018. In my career I have worked across the various property sectors and I have viewed at the markets from both the occupational and investment perspective. Having obtained a widespread understanding of the European property markets, I am currently focusing on making sure to transform raw RE market data into meaningful and forward thinking analyses and reports.

Luke Dawson is the Head of Global and EMEA Capital Markets for Colliers. He has over 17 years of experience with Colliers and over 20 years of working in the real estate industry, where he has lived in various locations across Europe, North America and the Middle East.
As Head of Global Capital Markets, Luke is responsible for setting the global strategic agenda for Capital Markets, which includes advising clients, growing our global Capital Markets Platform, and connecting capital with opportunities across all asset classes around the world.
As Head of EMEA Capital Markets, Luke is responsible for executing regional strategy and driving the growth of the Capital Markets service line. He is focused on building and leveraging cross-border relationships at the decision-making level and working with our local teams to identify trends and opportunities.
Before leading the Global and EMEA Capital Markets team, Luke was previously Managing Director for Central & Eastern Europe (CEE) and Head of Capital Markets for CEE for Colliers, where he was responsible for driving the investment sales business across the CEE as well as strategic leadership of the overall Central Europe business.
Apart from his experience with Colliers, Luke also led one of the largest private family offices in the Middle East and was responsible for acquisitions, dispositions and operations across three continents.
Key responsibilities include:
