Colliers | EMEA I&L Map - Occupier Conditions

Our latest industrial and logistics map shows occupier conditions are firmly placed in favour of landlords, accounting for 56% of markets by Q2-end. The expectation is for their share to expand further, reaching 60% by mid-year 2022 as supply-demand imbalances continue. With such conditions in play, rental growth has been progressing overall, particularly in locations with low availability (vacancy sub-5%). Still, there are signs that rental growth is beginning to cool, and 57% of markets (across both warehouse & logistics spaces) expect stable rental conditions in the next 12 months. Damian Harrington is a Director and Head of Research for both Global Capital Markets and EMEA at Colliers. Damian holds a Masters degree in European Property Development and Planning from University College London, a BPI Bachelor of Planning from the University of Amsterdam and a BA (Hons) in Town and Country Planning from Manchester University. He is also a qualified surveyor, holding an MRICS with the Royal Institute of Chartered Surveyors.
