The Challenge

BNK AMC faced several challenges identifying a suitable partner and investors for a forward purchase, primarily due to:

  • Forward purchase investment deal for a non-stabilised logistics asset with high vacancy level
  • Mixed use of dry and cold storage asset (8:2)

The Strategy

To meet the return level and adjust the acquisition price for our client, Colliers was fully engaged with the whole negotiation process to ensure the completion of transaction.

Collaborating closely with the Occupier Services team and with the right investor, the deal was successfully closed within just 3 months and the asset was successfully leased to full occupancy.

The Solution

BNK AMC appointed Colliers, having been convinced by the conviction and expertise of the team in working with foreign inbound investors as well as their investment guidelines and capabilities in Korea. Despite a limited period of marketing, the team was able to successfully connect the acquirer with a major foreign inbound investor in Korea who was looking for such an asset.

The Result

Colliers had successfully closed the deal within 3 months of negotiation and marketing. The result was well beyond the clients’ expectations, as the Colliers team generated the most efficient outcome through a tightly controlled process.

Before joining Hana, he was a portfolio manager at major asset management companies in Korea such as Korea Investment Management and DB Asset Management, where he was responsible for managing funds with combined AUM of over $1 billion with a focus on overseas investments.

He was also a director of Financial Advisory Services division of Deloitte Korea where he advised Korean institutional investors on their overseas alternative investments including real estates.
