Case Study | Wisma Gulab: Brokerage

Colliers Asia - Case Study - Wisma Gulab industrial building

We didn’t just see commercial property. We saw an opportunity to collaborate, build investment portfolios and drive exceptional results.

Size (Sqm)

Value (USD)

Industrial January 2020 11,821 $65.3 million

Buyer: Heap Seng Group

Seller: Ascendas REIT

The Challenge

  • Low yield on industrial assets

The freehold, nine-storey industrial property offered a low yield – which is typically not favoured by institutional investors – as the anchor tenant was due to vacate the premises when the lease expired at the end 2019.

The Strategy

Colliers’ Singapore Capital Markets team tapped into its existing network of clients to select interested parties who would be keen to explore this opportunity.

The team also approached select end-users to consider this opportunity.

The Solution

Through its existing network, Colliers identified an acquirer looking for a suitable asset as part of its business expansion.

The Result

The efforts of the team helped the vendor receive a price higher than the property’s valuation.
