The Challenge

Thomas Holt Drive is an office park in Macquarie Park, comprising three office / warehouse buildings with parking and a tennis court with a total net lettable area (NLA) of 39,115 sqm spanning over a site area of 34,980 sqm.

The asset is located on an exclusive street accessed by Waterloo Road with city and district views. Thomas Holt Drive Office Park is in close proximity to Macquarie Centre, Macquarie University, cafes, gyms and childcare centres.

Strongly connected to major transport infrastructure, it is easily accessible to Macquarie Park train station, major bus routes, Macquarie Park and Sydney’s road network including M2 motorway, Lane Cove Road and Epping Road.

The Strategy

Employing an International Expression of Interest (EOI) process to ensure the most attractive and suitable offer for the vendor.

The Solution

We provided sales, marketing and research services for the vendor, throughout the sales process, along with regular updates.

The Result

At the close of the International EOI process, a total of 22 groups inspected the property and 7 formal offers were received for the asset – a mix of domestic and offshore institutional investors.

The result was well beyond the vendor’s expectations, as the Colliers team sought to maximise the outcome by ensuring a tightly controlled process.
