The year of 2014 was marked by a huge transformation in the inventory composition changing the contrast experienced so far. The prevailing scenario of old and no tech buildings has been losing space for high
standard ones, in part, attributed to the investments that the city received in recent years.
This sudden maturation generated an increase of availability, making the indicator jump from 26.5% to 49.7% just in 2014. This situation is characteristic of a cyclic moment known as “oversupply”.
In one hand the supply has increased considerably, there are good prospects on the demand side, considering negotiations becoming more flexible. Despite the amount received in the year, the period between 2015 and 2018 should inject more 153,000sqm between city and metropolitan region. The strengthening of Paiva´s corporate image should promote not just the migration of companies as well the creation of other clusters in Real Estate market.
