A review of the technical/construction documentation to ensure compliance with local building codes and regulation –Analysis and opinion of As-Built documentation ensuring conformity with regulation and valid notification according to local regulation
Carry out a condition survey of the Property including structure, roof, façade and all internal elements -architectural mechanical electrical installations including life safety equipment.
Provide a documented list of snag items found during condition survey including photograph evidence and estimated cost for making good –estimated Capex for Yr1 and Yrs2 to 5.
Review of maintenance documentation and Op-ex budget including in-use services review (Warranty/guarantee management, replacement cost estimates, major repairs, adaptations and improvements).

What is the timeline for an appraisal?
The amount of time required to complete a commercial property appraisal varies depending on the scope of work. While we recommend planning for between two and three weeks, please contact us to discuss your assignment needs. We routinely complete accelerated timeframes, and will strive toward completing within your required timeframe.

Head of Valuation & Advisory Services
Andrej joined Colliers in March 2017 as Head of Valuation and Advisory Services and later as Director.
Andrej with his valuation and advisory services team provides valuations of existing properties and future projects, as well as land plots within the territory of the Slovak Republic. He provides an independent valuation of real estate properties, estimations of their market value and relevant consultancy services.
- Over ten years of experience in property valuations across all the various real estate segments for a variety of purposes including sale, secured lending, and internal decision making.
- Experience in undertaking detailed market analysis and preparing feasibility studies and Building Technical Evaluations for a wide variety of client types including both domestic and foreign clients, courts and local owner-occupiers.
- Involved in business development and negotiations with clients.
- He is involved in research projects about Property Valuation, Workplace Solutions, Commercial Real Estate Market and Sustainable Building Solutions.
Associate | Slovakia
Lukas is a recent graduate of the BSc (Hons) Quantity Surveying accredited by RICS at Heriot-Watt University at the Edinburgh campus in Scotland, recently joined Colliers International Slovakia, Valuation & Advisory Services department. Lukas has knowledge of commercial, land and building laws, excellent report writing, mathematical and numeracy skills with ability to work independently and use own initiative. His reliability, communication skills and friendly nature are assets that maintain professionality within the work environment. Full professional proficiency in English, Slovak, Czech and Polish as an independent user of proficiency.
Lukas is involved in day to day valuation work and his clients and company relationships include Allianz, Lucron, CBRE Global Investors, HB REAVIS, YIT, REICO, CEHIP, TAM, Prologis, WEGU.
Junior Associate | Slovakia
Adam has joined Colliers International Slovakia in September 2020 as an Junior Associate, right after he graduated in MSc. Real Estate Management and Development accredited by RICS at Heriot Watt University at Dubai campus. He was rotating throught the departments, to understand their responsibilities. Rotation gave him opportunity to actively participate in various strategic projects. Recently, he has joined the Valuation department, in which he will support the team and develope his valuation skills. Adam is using his Real estate knowledge from his international undergraduate and postgraduate studies as well as his previous international and local work experiences (internships/part-time). These include basics of research, development, law, economy, valuation, spatial planning, etc.
