In Q 3 2020 Slovakia’s investment market recorded one investment transaction the sale of the land plot by Penta Investments (Czech Republic) to an Austrian developer Karimpol The land with a total area of 60 000 sqm, located in the new Bory district in the northern part of Bratislava, was sold together with the building permit allowing construction of the retail space with the possibility of combining showrooms, offices and storage Both parties agreed to leave the value of the transaction confidential. Yields in industrial and retail segments in Bratislava remained stable, plateauing at 6,25% for prime I&L projects (compared to 6,35% as a country average), 6 for traditional shopping centres and 6,75% for specialized retail schemes (retail parks and big box retail) We expect the yield levels for these segments to stay stable in the short medium term Office market, on the other hand, continued to experience yield augmentation in the segment of prime CBD offices, where the indicator reached 6 in the third quarter of the year Yields for periphery offices remained at a stable level of 7,5% with a stable outlook.
