  • Leading global asset manager focused on meeting the diverse and evolving needs of today's investors.
  • The planning of anticipated business and headcount growth for its Singapore office. Additionally, we were hit by the start of COVID-19.
  • Colliers was tasked to shortlist suitable building options for the client’s office relocation. 
  • Further assistance was extended to Sydney, Dublin and Japan offices.
 

Strategy


  • Colliers came up with a creative solution to adapt to prevailing COVID-19 travel and gathering restrictions by conducting online virtual tours of building options to facilitate the client team's review and shortlist of suitable building options.

  • Controlled process with the international team produced clear project requirements prior to engaging the local team to inspect the options.

  • Leveraging on supply chain and market trends of fitted options, Colliers negotiated a deferment of reinstatement with the previous landlord.


Challenges


  • Assignment started at the beginning of COVID-19, which prolonged client’s headcount forecast and also led to uncertainty in the impact of remote working / work-from-home arrangements, which was new to everyone. These uncertainties made real estate office relocation decisions difficult.

  • 2 business entities which were newly merged had their respective preferences for the new office.

Results


  • Colliers gained trust from both the London and local team by providing expert advice. 
  • Delivered timely execution of lease agreement and lease related payment.
  • Ensured smooth delivery of the new office, clear onboarding into new office building and successful handover of the beautifully fitted-out office.
