Three years ago, Colliers published a whitepaper on the impact of Social Infrastructure within residential communities. The research highlighted the significance of the integration of; open spaces, supporting retail, F&B, healthcare, education and other commercial elements. When introduced at sustainable ratios, it highlighted their positive impact on residential demand.
Whilst each residential community’s requirement for social infrastructure vary based on catchment population densities, the importance of this supporting element is the primary success factor for the development. The failure to implement and execute supporting social infrastructure often results in higher vacancy levels, lower trading densities, reduced price premiums and dampened investor appetite.
