By the end of 2018, the high-quality warehouse real estate market in St. Petersburg increased by almost 88,000 sq m, which is comparable to the volume of supply in 2017. The overwhelming volume of new supply occurred in Q4, and the share of speculative supply was 58,800 sq m, or 67%. Against the background of a relatively low level of supply, the vacancy rate decreased to 3.5%. The annual increase in average rental rates was over 10% in Class A, in Class B, rates did not change significantly.
