In Q3 2019, the market was enlarged by 106,900 sq m of new office space, which is nearly twice as much as the total completion volume in 2018. The vacancy rate in Class A was 9.4%, which in absolute terms amounts is 406,000 sq m, the rate for Class B+/- decreased to 5.6%, which is 790,000 sq. m. The average weighted asking rental rate in the Class A segment declined by 2.5% to 25 683 rub/sq m/year. In Class B+/-, the weighted average asking rental rate for office premises is still growing rapidly. By the end of Q3 2019, it had increased by 4.3% to 14 277 rub/sq m/year. By the end of 2019, the weighted average rental rate in Class A will depend on the supply structure changing in certain submarkets; in Class В+/-, the rental rate is not predicted to grow strongly and will therefore see only a modest upward move.
