By the end of H1 2019 new construction in the Moscow region reached 199 thousand sq m, which was 3,8 times higher than in H1 2018. Demand increased by 13% and amounted to 119 thousand sq m. Vacancy was at the record-low level – 3.3%. An average rental rate in the regions of Russia reached 3,550 RUB/sq m/year without VAT and OPEX. We expect 600 thousand sq m of new class A and B warehouses to be commissioned until the end of the year. Demand will be stable high. Until the end of the year vacancy will stay stable and the rental rates will increase by 50 RUB/sq m/year and reach 3,600 RUB/sq m/year without VAT and OPEX.
