279 thousand sq m of new warehouse and industrial spaces were delivered in H1 2019, which is 4% higher than in H1 2018. The volume of speculative warehouse spaces accounted to 190 thousand sq m. Demand showed rapid growth and reached 762 thousand sq m, where 597 thousand sq m were lease deals and 165 thousand sq m were sale deals. The drivers of industrial spaces consumption were offline- and online-retailers, logistic companies and distributors. BTS -and BTR-deals in the structure of demand took 29%. Vacancy fell under 4.5% among class A and B warehouses. Rental rates showed slight growth by 50 RUB/sq m/year and reached 3 850 RUB/sq m/year excluding VAT (20%) and OpEx. The average sale price was in range 35 000 - 37 000 RUB/sq m excluding VAT.
