In 2019 the volume of new construction reached 16,623 million sq m. The volume of new completions in 2019 was 798 thousand sq m, which is slightly less than in the previous year. Speculative and BTS-construction volumes were almost equal. The biggest warehouse project for Leroy Merlin was commissioned in Moscow region (140 thousand sq m) and also 90 thousand distribution center for Ikea. Moscow region warehouse market enjoys high take-up - 1,4 million sq m. The most active players on warehouse market were retailers and logistic companies (31.4%) and (26.4%). Share of BTS-projects accounted for 20%. The vacancy reduced to 3.7%. We assume that vacancy will continue to decrease despite the fact, that commissioning of new speculative buildings will grow. Rental rates reached 3 950 RUB/sq m/year excluding VAT and OpEx. In 2020 rental rates will show further growth and reach 4 100 - 4 300 RUB/sq m/year without VAT and OpEx.
