At the end of 2019, the Moscow hotel market was represented by 74 hotels totaling 18,813 rooms managed by international operators. Last year demonstrated the minimum supply throughout last 10 years: only two hotels totaling 223 rooms opened in 2019. As a result, we expect around 1,000-1,200 rooms to be opened in Moscow in 2020. The demand for hotel stay in Moscow set new record-high level in 2019. Average occupancy rate in quality Moscow hotels in 2019 reached 77%.  At the same time, on the back of positive tourist inflow, hotel operating performance showed YoY decline, which is explained by lack of price peaks observed in 2018 during World Cup. Thus, both ADR and RevPAR indicators showed 20-30% decline YoY, while comparison of 2017 and 2019 shows increase of performance: ADR showed 3-5% growth, RevPAR 13.5%.
