The international consultancy Colliers International has taken up the management of Skazka SC within Rasskazovka transfer hub near the eponymous subway station on Borovskoye highway in New Moscow.
Skazka SC (GBA=38,600 sq. m; GLA=18,500 sq. m) is located in the midst of robust residential development in New Moscow as a part of the transfer hub Rasskazovka that comprises a metro station, park-and-ride facilities, overland public transport stops, residential buildings and social amenities sharing the same landscaped territory. The project’s anchor tenants include Perekriostok, L’Etoile, DNS, housekeeping goods store Poryadok, dancing school, Kari, Dochki-Synochki, Kinograd multiplex, and others. The grand opening is scheduled for 2021, with the occupancy of retail space exceeding 80%.
Colliers International was earlier in charge of Skazka SC’s conceptual development; it has also been the project’s exclusive broker and now it has assumed the integrated management function, including rental relations, marketing and facility management. Across Russia the Company manages more than 1m sq. m of property.
Anna Nikandrova, Partner Colliers International: “It’s a great honor for us to be selected as Skazka SC’s management company. This is a rare and very appropriate collaboration case study, whereby the team of Colliers International first came up with the project’s conceptual development, then brought it to fruition as the broker, and finally acquired a new status as its steward. Our challenge is not only to prepare this shopping center for opening, ensuring a high occupancy rate, but also to make sure the planned yield is reached during its routine operation following the inauguration.”
Says Aleksey Ovsyannikov, Deputy Director General, Specialised Developer of Transfer Hub Rasskazovka: “A development project that comprises both Skazka SC and a 240,000sqm residential scheme named Gorodskie Istorii (“urban stories”) is being realized within the transfer hub Rasskazovka. Skazka boasts an ideal location: near a subway station in the heart of a rapidly developing residential cluster in New Moscow. The opening of all elements within the transfer hub Rasskazovka will enable the creation of maximally comfortable infrastructure both for residents of the new housing estate and for the entire community.”
