Russia’s Green Mall Developed According to the Urban Green Concept to Appear in 2016

The new shopping centre in Russia to comply with international green building standards will appear in northern Moscow by the end of 2016. The property, which will have a GBA of 315,000 sqm and GLA of 129,000 sqm, is being developed by OAO Krasnaya Presnya. The international consultancy Colliers International has been appointed exclusive marketing and lease consultant for the project.
Construction of Green Mall will begin in Q1 2015 at the site of an existing logistics centre, which will also be modernized during the reconstruction project. The total volume of investment is estimated at $460 million.

The Green Mall shopping centre will be situated on 11.1 hectares of land between the metro stations Begovaya and Polezhaevskaya, in close proximity to Moscow City and only 5 km from the Kremlin. The new metro state Khoroshevskaya is scheduled to open near Green Mall in 2017.

The design of Green Mall is based on the “urban green” philosophy, which allows for the preservation of the original urban atmosphere in a “green city” thanks to the project’s architecture, façade design and interior spaces as well as the use of environmentally friendly building technologies. The unique features of the project include open terraces on the roofs, incorporation of greenery in the interiors of cafes and restaurants, public areas and children’s entertainment zones across all levels of the shopping centre. The project architect is ESP Hannover GmbH.

Green Mall will be home to major anchor tenants (such as a food hypermarket, construction supplies hypermarket and electronics, sporting goods and children’s goods stores) as well as over 200 brand names in clothing, footwear and accessories. Many major fashion operators plan to open in the “green format” for the first time in Russia. The plans also call for a large entertainment zone with a multiplex cinema, restaurants with open terraces and a swimming pool on the roof.

Anna Nikandrova, Regional Director of Retail Property Department, Colliers International Russia: “With its unique concept and forward-looking philosophy, Green Mall stands out among existing and pipeline retail projects. As the most professionally designed green shopping centre, it will appeal to both tenants and consumers, creating a new niche for which the Russian market is clearly ripe.”

Maria Kandyrina, Chairman of Board of Directors, OAO Krasnaya Presnya: “Green retail facilities have already become a trend in Europe, and we are confident that the Russian market is now ready for this. Many international retailers are incorporating green technologies and ideas in their businesses and are eager to set up shop in facilities that also embrace the green theme. Consumers too are paying much more attention to environmental issues, which is reflected in where they choose to shop and what they purchase. Green Mall will capitalize on all of these trends, which undoubtedly will soon be manifesting themselves on the Russian market.”
