The Lenta hypermarket chain will become an anchor tenant of the largest retail and entertainment centre in Irkutsk

Lenta, one of the largest retail chains in Russia, has become an anchor tenant of the Silver Mall shopping centre now under construction in Irkutsk at Ulitsa Sergeeva 3. Integral Development is the project developer. This hypermarket will be Lenta’s first in the region. The transaction was brokered by the international consultancy Colliers International.
Silver Mall is the largest professional retail and entertainment centre in Irkutsk, with a GBA of 106,000 sqm and GLA of 57,000 sqm. The shopping centre is being built in the Sverdlovsky District, the city’s most densely populated district (194,000 residents). Moreover, the property is conveniently situated on Ulitsa Sergeeva, one of the city’s main thoroughfares. 

At present the retail centre is in its final stage of construction and is 78% complete. The official opening ceremony is planned for the second quarter of 2015. In addition to the Lenta hypermarket, other anchors at the mall include a 13-screen cinema and East Siberia’s largest entertainment centre Bargruzin.

The main concept of the shopping centre is a fashion gallery totalling 30,000 sqm and offering a wide range of well-known international and Russian brands. In total approximately 180 stores will be opened in the mall as well as a food court with 10 different cuisine concepts and 2 restaurants. Colliers International is the exclusive marketing and lease consultant for the property.

Nonetheless, the city has a very low level of retail space saturation compared to other Russian cities of one million residents. In Irkutsk there is an acute deficit of international and national brands. The opening of such a major shopping centre as Silver Mall will mark the beginning of a new phase in the development of Irkutsk’s market for quality retail real estate and will provide a stimulus for other players to enter this region.”
