M.Video becomes anchor tenant at Lyubertsy Mall

The first full-scale retail and entertainment centre in the Moscow suburb Lyubertsy, developed by Brack Capital Group, will open in the second quarter of 2015. The anchor tenant of the complex will be the Russian home appliances and consumer electronics retailer M.Video, which has signed a long-term lease agreement for 2300 sqm in the complex. The international real estate consultancy Colliers International advised on the deal.
After successfully completing its first project – the Dmitrovsky shopping centre in the Moscow region – Brack Capital Group continues to expand its portfolio of retail real estate in the region. The shopping centre in Lyubertsy, one of Moscow’s largest satellite cities with a population of approximately 200,000, will be the second project for the developer.

The shopping centre, the first full-scale retail centre in Lyubertsy, is scheduled to open in the second quarter of 2015. The area of the complex (GBA) will total approximately 60,000 sqm, including 27,000 sqm of GLA. The project includes ground-level and underground parking for 650 automobiles.

The property is situated in close proximity to the centre of the city and is positioned on the ‘evening’ side of Oktyabrsky Prospekt – the city’s main transport arterial with high volumes of both automotive and pedestrian traffic. In late 2013 two metro stations opened in Lyubertsy: Lermontovsky Prospekt and Zhulebino.

In addition to the M.Video home appliance and consumer electronics store, the complex will offer a food supermarket (3,400 sqm), children’s and sportswear stores, a multiplex cinema, large entertainment zone with restaurants, cafes and a food court, as well as a fashion gallery. Leading Russian and international brands will be represented at the centre.

The international consultancy Colliers International developed the concept for the property.

Valery Simanov, Chain Development Director at M.Video: “We are pleased to be opening a hypermarket in the first full-scale shopping centre in Lyubertsy, with a professionally developed concept and a high-quality tenant pool. At present the level of competition in the city is not very high due to the lack of quality retail centres. We are confident that this project by Brack Capital Group aimed at a broad consumer audience will alleviate the situation, and that our hypermarket will serve as a magnet for a large number of customers.”

Anna Nikandrova, Regional Director, Head of Retail Real Estate Department, Colliers International Russia: “The successful location of the shopping centre on the main arterial – Oktyabrsky Prospekt – in close proximity to densely populated residential areas will allow the project to assume a leading position on the retail real estate market. At present Lyubertsy has great potential for retail development. A professionally developed concept along with a balanced tenant pool will be the key competitive advantages of the new shopping centre.
