Kaluga Region Adds More Prime Warehouse Space as Omega Lease Kaluga Focuses on Foreign Investors

Construction of the second phase of Omega Lease is in full swing at the Industrial Park Vorsino in the Kaluga region. After successfully executing the lease of the first phase, Colliers International has been named exclusive lease and marketing agent for the project’s second phase.
Omega Lease is looking forward to welcoming new international investors to rent the project’s second phase, expected to open its doors in less than a year – in Q3, 2014.

The second phase, like the first one, will have approximately 25,000 sqm of warehouse premises that consist of three blocks, each about 7800 sqm, separated by fire walls. It also includes offices of about 2000 sqm. Provisions are made for the installation of 11m deep mezzanine areas.

The warehouse complex is situated 70 kilometers southwest of Moscow at the intersection of the Kiev highway (M3) and A-108, only 20 km from the boundary of Moscow’s new territory, with good road access to the capital and to Kaluga.

In May 2013 Metsä Tissue from the Finnish Metsä Group added a new converting line for household papers in the premises of the first phase of the Omega Lease project. This came after Colliers International brokered the long-term lease arrangement for the warehouse and production in 2011on behalf of the developer.

Victor Scherback, General Director of Omega Lease Kaluga commented: “The fast growing economy of the Kaluga region is driven by significant manufacturing activity with a focus on manufacturing and automotive industries as well as a large consumer population. All these factors help to support continuous demand for Class A distribution space in this area and the Omega Lease park is well prepared to meet tenants’ needs. Our competitive advantage is our proven experience of successfully completed projects for reputable clients such as Nestle Russia, Tetra Pak, Zuegg and others in a challenging market environment.”

Vladislav Ryabov, Partner, Regional Director of Warehouse, Land and Industrial Department, Colliers International Russia: “Omega Lease offers clients not only space for warehousing goods but also premises for setting up full-scale manufacturing facilities requiring a high degree of building adaptation to meet the needs of the user. We believe that the location and concept of the Omega Lease project are optimal for accommodating the production facilities of both Russian and international companies. These advantages were keenly appreciated by Metsä Tissue, which situated its production and distribution center in the premises of the project’s first phase.”
