AT Real Estate launches Sofino Logistics Park project, a class A warehouse and industrial complex located to the southeast of Moscow

AT Real Estate has begun its development project to build the Sofino logistics park, the largest Class A industrial and warehouse complex in the Moscow Region. In total this new facility located to the southeast of Moscow will include more than 840,000 sqm of space, with an investment cost of approximately $600 million.
The Sofino logistics park is being developed on a 137 ha plot of land situated 32 km from the MKAD on highway M-5 (Novoryazanskoye Shosse) near the town of Sofino. The logistics park will include warehouse buildings for lease and build-to-suit facilities for sale. The project will be developed in several phases: commissioning of the first phase is scheduled for the second quarter of 2014 and the final phase – in 2018. In July 2013 the concept of the Sofino industrial and warehouse complex was approved by the Urban planning Council of the Moscow Region. Technopark Sofino LLC is acting as the developer and management company for the project.  

Colliers International has been appointed the exclusive lease and sales agent for the warehouse premises of the Sofino logistics park.

The first phase of the project, which entails the construction of 89,000 sqm of warehouse space, is now underway. This building will consist of 8 blocks of equal area to be offered for lease. Completion of this phase is planned for the second quarter of 2014.

The Sofino logistics park will become a benchmark for industrial and warehouse complexes in Russia.” 

Vladislav Ryabov, Director of Industrial & Warehouse Department, Colliers International: “The scale of the Sofino logistics park is quite substantial both for a single development project and for the entire Russian warehouse market as a whole. It will account for 16% of the total new build in the Moscow Region over the next five years. However, considering the deficit in warehouse space, the Sofino logistics park will be occupied in a rather short timeframe.”

The Sofino logistics park is being developed on the basis of a master plan designed by British architects taking into consideration both Russian and international requirements in terms of development density and organization of traffic flows. Modern engineering and technology solutions corresponding to world standards such as FM Global and BREEAM are being put to use in the construction of the facility. The floors will be installed using an innovative “seamless floor” technology, which is increasingly being used in Europe but has yet to become a common practice in Russia. 

The facility’s excellent transport accessibility comes from its location on highway M-5 near the A-107 ring road and Domodedovo International Airport. Another appealing aspect of this project is the availability of substantial human resources thanks to the site’s proximity to such cities as Zhukovsky, Bronnitsa and Ramenskoye.

Sofino logistics park is the second industrial development project of AT Real Estate. The investor is also successfully realizing the Bykovo logistics park, which comprises 420,000 sqm and is situated in the Ramensky District near Zhukovsky. The Bykovo logistics park has already been fully leased, in part through the efforts of Colliers International, by such major Russian and international companies as BSH Group Bosch und Siemens Hausgeräte (60,000 sq m), FM Logistic (55,000 sqm), LaModa (20,000 sq m), Twin (40,000 sq m), Modny Kontinent (16,000 sq m) and others. The next phase of Bykovo logistics park – Corpus L with 60,000 sq m – will be inaugurated in late 2013. At present 20,000 sq m of the building has been leased. The managing company of the facility is Infrastroy Bykovo LLC.
