Univeg Logistics signed lease for over 50,000 square meter built-to-suit warehouse at Bykovo Industrial Park

Colliers International, the leading global real estate consultancy, announced the signing of an agreement by the international logistics service provider Univeg Logistics to lease a built-to-suit warehouse complex at Bykovo industrial park in Moscow region. Colliers International participated in the deal as the representative of the developer, Infrastroy Bykovo.
Univeg agreed to lease more than 50,000 sqm, including 35,000 sqm of multi-storage premises, at Bykovo industrial park. This lease deal with Univeg Logistics is the largest warehouse transaction involving multi-storage warehouse premises to date in the second quarter of 2013.

Univeg Logistics is a leading international provider of logistics services for food retailers currently operating more than 100,000 sqm of warehouse and multi-storage space in Russia. After signing its first lease agreement for space at Bykovo industrial park in 2012, the company has already expanded its premises twice in the past 12 months. Colliers International consulted on these lease transactions.

The total volume of investment by Infrastroy Bykovo in the construction and adaption of the 50,000 sqm warehouse premises is estimated at $ 8,1  million. The full-scale launch of Univeg Logistics’ multi-storage facilities is planned for the third quarter of 2013.
Pascal Van de Luister, Univeg Logistics Russia: “We are pleased to continue our cooperation with Infrastroy Bykovo, which has proven itself to be a reliable and professional developer, having implemented the first part of the project in 2012 in full consideration of a number of specific requirements, namely: the need to install additional refrigeration equipment with multiple temperature zones, which on the whole allows for greater business efficiency and lower operating expenses.”

Vladislav Ryabov, Director of Industrial & Warehouse Department, Colliers International: “The availability of built-to-suit warehouse projects which would include such options as high energy efficiency and multi-storage space remains limited in Russia (the market volume in this segment at present is less than 250,000 sqm). For this reason a lease agreement such as the deal with Univeg Logistics for more than 50,000 sqm can be rightfully considered a significant event for the market for multi-temperature Class A warehouses in the Moscow region.”

Bykovo industrial park, one of the largest warehouse complexes in the Moscow region, is situated in the Ramensky district not far from Novoryazanskoye highway and 19 km from the MKAD. The industrial park is actively being developed by its owner – Infrastroy Bykovo. In 2012-2013 over 200,000 sqm of warehouse space has been built and commissioned, and another 60,000 sqm is expected to be commissioned before the end of 2013. This will bring the total area of the complex to over 402,000 sqm.

Well - known international and Russian companies are among Bykovo’s tenants. For instance, Colliers International consulted one of the anchor tenants BSN company (Bosch und Siemens Hausgerate GmbH) to take lease of 60 000 sqm. In total Colliers International closed the lease deals of c. 110 000 sqm in the park.
