Russian Developer Accent exclusively appoints Colliers International to sell A-Terminal Warehouse Complex in Moscow Region

Global real estate adviser, Colliers International, has been appointed to exclusively represent Accent Group of Companies in the sale of the 55,000 sq m warehouse complex, A-Terminal.  Colliers International will provide full support of the sales process: marketing to investor universe, negotiations with potential buyers as well as deal structuring and closing of the transaction.
A-Terminal is a unique class A warehouse, the only high-end warehouse facility with five temperature regimes on the Russian market. The multi-temperature warehouse was built in 2009 and is currently managed by Accent, a leading investor and developer in Russia. Today the asset is fully leased to four international and Russian companies, including large federal distributors and logistics operators.

The total floor space of A-Terminal is 55,607 sq m according to BOMA standards, including a standard class A warehouse space with a mezzanine (21,000 sq m), a warehouse with climate control and a mezzanine (10,600 sq m), cold and freezing warehouses with a mezzanine (19,100 sq m) as well as 5,000 sq m of office space. The complex is conveniently located near the crossing of two major federal routs: Simferopol Highway (M2 Crimea) and the Small Moscow Ring (A107), 30km from the Moscow Ring Road. There is another important highway, 13 km away, M4 Don, which is the main freight route between Moscow and southern regions of Russia.

Stanislav Bibik, Executive Director and Head of Capital Markets, Colliers International in Russia:

“This investment opportunity will be extremely appealing to investors. A-Terminal is an institutional investment product with a professional concept, high quality construction, diversified mix of stable tenants, and transparent transaction structure. Taking into account the zero vacancy rate in the low-temperature warehouse market as well as significant growth potential of rental rates in this facility, A-Terminal will attract interest of a wide range of investors.”

Sayan Tsyrenov, Director of Capital Markets Department, Colliers International in Russia:

“Significant demand and limited supply of low-temperature warehouses drove the growth of rental rates for cold and freezing warehouses up to $250—300 per 1 sq m vs. $135—140 per 1 sq m for standard warehouse space. Not to mention, multi-temperature warehouses are well-appointed with modern equipment enabling different temperature conditions. All in all it provides potential buyers with a high quality institutional product, guaranteed tenant demand, as well as attractive returns.”

Andrey Malkov, Deputy Head of Capital Markets Department, Accent.

"We have been developing the A-Terminal project since 2008. Meanwhile we have traveled a long way from land purchase to asset stabilisation. Our goal was to create an asset of high investment quality – and we made it! Today A-Terminal is a successful and stable warehouse asset. Now, under favorable capital market conditions, we are initiating the sale process. The investment sale is a logical result of any development project's business cycle. We appointed Colliers International to exclusively represent our interests, following a completive tender process."
