Lotus Center acquires the multifunctional complex Oradea Plaza

Another transactions advised by Colliers Romania

Local capital group Lotus Center, the largest owner of shopping centers in Oradea, acquired the multifunctional complex Oradea Plaza from Portico Investments Romania portfolio, in a transaction advised by the real estate consultancy company Colliers International.

"Interest in the acquisition of Oradea Plaza was significant both from international and local investors. Oradea is a city that has developed very impressively in recent years, having a reputation of good governance and attracting hundreds of millions of euros from EU development funds as well as private investments. The city shows significant further potential for economic and real estate development", says Robert Miklo, Investment Services Director at Colliers International.

The sale fits the strategy of Portico Investments who is currently looking to enlarge its footprint in Romania by focusing on acquisition of more single tenant convenience retail in the Capital and other major cities in the country. Following the acquisition of Oradea Plaza, the local investor Lotus Center, that also owns Lotus Retail Park, Oradea Shopping City, Trade Center and Lotus Center, becomes the largest real estate player in the retail segment of Oradea. 

"In the past, Romania had a limited pool of local investors in the real estate market. However, as the market gradually becomes more mature, local investors including Romanian entrepreneurs with strong businesses in the main regional centers in the country are gaining momentum. Only in the last two years, transactions of commercial real estate assets involving local investors surpassed 400 million euros”, says Simina Niculiță, Partner & Head of Retail Agency at Colliers International.

Simina joined Colliers International in May 2005. She started her career as a junior broker selling new apartments in some of the first residential projects. In less than one year, she became the Project Manager of several residential projects, coordinating the sales team and advising on the sales and marketing strategy. She also provided consultancy for other new projects to be launched on the market.

During 2007-2008, Simina led the residential investment team and offered consultancy to investors interested in acquiring portfolios of apartments. She managed to sell a total of 1,300 apartments in 14 months and coordinated the sales & marketing strategy for off-plan residential projects: Central Park, Global City, Flamenco, Seasons, Green Lake, Sky City;

Simina joined the Retail Agency at the beginning of 2009, creating several retail schemes both as a Project Manager and as a Leasing Broker. Her work with the developers involved concept consultancy, market research, team coordination, and leasing strategy.

Currently, Simina is Associate Director of the Retail Agency and has an active role in establishing the strategy and the priorities of the Shopping Centers team. Simina is focused on project management, providing consultancy for future major retail schemes and negotiating with anchor tenants and medium size tenants.

Robert Miklo

Robert was born and raised in Romania, attended Emanuel University of Oradea and joined Colliers International in 2006. Since entering the real estate services industry, he has focused his activities on consulting, research and the sale of investment properties. Robert deals with private and institutional investors and remains up-to-date on product and global and local market context.

Since joining Colliers International, Robert has served as:
- 2006-2008: Consulting - carried out approx. thirty feasibility and market studies for investors, developers and financing institutions
- 2008: Investment Analyst
- 2009: Coordinator of Research Division
- 2010 - Investment Sales
Robert is also a member and moderator at the School of Leadership, an educational initiative of Colliers International Romania and a guest lecturer at the Griffiths School of Management.
