Another office project under the management of Colliers International: The Landmark expands the company’s portfolio at over 320,000 sqm

The real estate consultancy company Colliers International was assigned by Piraeus Bank to offer property management services for the office project The Landmark, in the central area of the Capital. With this new project, the Colliers International team strengthens its position on the office property management market, and the whole managed portfolio reaches a total of over 320,000 leasable sqm.

The Landmark comprises of three buildings located in a well known office area of Bucharest, Central Business District, between Romana Square and Victoriei Square metro stations, and which benefit from access from four different streets: Vasile Alecsandri, Povernei, Constantin Daniel and Caderea Bastiliei. The gross leasable area of the three buildings reaches a total of approximately 22,000 sqm, extended on 7 floors (P+6), and the basement streches on three levels and offers over 370 parking places. The office project was delivered at the end of 2016 and now has four tenants - GTM, Wolf Theiss, Total, UiPath – that occupy 60% of the overall surface of the buildings.

Colliers International's Real Estate Management Services team will provide full property management services, from tenant relationship management, to operational monitoring, financial services and ownership reporting.

Colliers International is in full process of extending and strengthening its managed portfolio, especially in as far as the office segment is concerned, and assuming the management of The Landmark represents an important step in this direction, as the total portfolio now stands at over 320,000 sqm. Moreover, as the new Property Manager, we aim to optimize the project’s performances, a project already valuable due to its location, concept and tenants”, Stefania Baldovinescu, Senior Partner and Director of the Real Estate Management Services department at Colliers International, said.

Besides the proximity to public transportation, parks and hotels in the area, and the easy car access from three streets, The Landmark offers a variety of top restaurants and cafeterias located on the ground floors of the buildings. In addition, the top floors include both class A offices and open air green terraces, which mark the project as a premium business location.

The location is the main strength of The Landmark, a project we are very proud of. Located in the Capital’s central area at an equal distance of maximum 10 minutes’ walk from Romana and Victoriei Square metro stations, The Landmark offers access to other public transportation means in the area as well. If we also add the vastness of the 3-level basement parking with its 375 parking places, which gives a ratio of 1 parking place to a 60 sqm leasable area, it becomes understandable why our project is such an attractive option for potential tenants. Besides, The Landmark has a very pleasant design that fits perfectly into the area's architecture. The office and retail spaces are very well planned and use the natural light excellently. Through The Landmark, we managed to create a well-balanced space that enriches the architecture in Central Business District and creates a pleasant internal and external ambience”, Nikos Chaniotis, Deputy General Manager at Piraeus Bank Romania, said.

The portfolio managed by Colliers International's Real Estate Management Services team includes, besides The Landmark, office projects such as Phoenix Tower and Construdava, Art Business Center (Ponderas Academic Hospital), Hermes Business Campus, Green Court, Ethos House, Polona 68, Allianz Office Building Brasov and Stefan cel Mare Building, as well as three industrial parks in Timisoara, Brasov and Arad.
