Colliers International advised Studio Moderna in the leasing of 2,500 sqm of office space at Sema Office

Studio Moderna, the multinational group from Slovenia operating in Romania and another 20 countries, the greatest omnichannel retailer in the CEE region and owner of the Dormeo, Delimano, Walkmaxx, Wellneo, Top Shop, Rovus and Live Active brands, leased 2,500 sqm of class A office space in the Paris building at Sema Office business park, developed and managed by River Development. The company was advised in the leasing negotiations by the real estate consultancy company Colliers International and will relocate its headquarters in the first quarter of 2018.

Sema Office, the business park developed by River Development, will have a new tenant starting next year. With over 25 years of experience, the Studio Moderna group operates in 21 European countries, and, due to its omnichannel business model, it reaches a market of over 360 million consumers in Central and Eastern Europe. The company owns a variety of brands: Dormeo, Delimano, Top Shop, Walkmaxx, Rovus and Wellneo.  

Our client’s request was on point: finding headquarters that can strengthen the image of Studio Moderna and increase the well-being of its employees. The chosen building must also offer efficiency and modern technology, in line with the current trends on the office market. In Romania, Studio Moderna opened the first offices in 2003. Currently, the company has over 850 employees nationwide.

In the process of finding a new office space, the recommendations and expertise of Colliers International consultants helped us make the best decisions based on our requests”.

Along with Studio Moderna, Praktiker will also relocate at Sema Office, and Mega Image has already opened a new store. Sema Office business park consists of three buildings in different construction phases: Bruxelles, Paris and Berlin. The buildings are located in the Western area of Bucharest, on Splaiul Independentei, close to Petrache Poenaru metro station. The area offers a variety of facilities, from restaurants and shops to sport centers: fitness center, table tennis club, squash club.

Studio Moderna will relocate its headquarters from Politehnica-APACA area in the new office building at Sema Office, Paris. The reasons the new partners have chosen the Paris and Bruxelles buildings are the proximity to the Petrache Poenaru metro station (only one minute’s walk) and the fact that the area is not very crowded. Besides, other factors that influenced the decision to relocate at Sema Office was the great number of parking spaces and the brightness of the space in which the teams will work”, said the representatives from River Development.

According to data from Colliers International, the Center-West and Bulevardul Expozitiei areas will develop swiftly in the upcoming period. The two areas have an increased potential for development due to their great connectivity and important land plots that can support future projects, and they will host much of the newly-built offices in the coming years.
