The wave of new supply changed the balance of power in the office market. At the end of Q1 2022, for the first time, the total supply of modern office space in 8 major regional markets exceeded the level of stock in the capital. From the beginning of the year, developers have completed 337,000 m2 of office space in Poland, while new supply delivered in Q1 2022 in regional markets in 16 projects exceeded the new supply for the entire 2021 by 8%.
A positive signal from the market is the more than twofold increase in tenant activity compared to Q1 2021. There is also a growing demand for services related to adapting the work environment (workplace), allowing to diagnose the needs of employees in the new normal reality.
