Specified by a British professional businessman, permanently living in the Philippines, after visiting with his Filipino wife the UNESCO World Heritage city of Vigan, in Ilocos Sur Province.  Lance Olegario, a Manila based Filipino Engineer/Architect, was commissioned in December 2015, with a simple remit, to design a family house, with the outside looking like a Vigan House, as seen in Vigan, with the ground floor faced with natural Adobe Stone and the upper floor faced with fireproof Gardiner TPI Cedarmill, painted to look like wood, with Capiz embellishments.  Internally to be of European specification and fittings.


Apart from the visual remit, the home was to have a Master bedroom with W.I.C. and full ensuite bathroom, two similar guest bedrooms with ensuite bathrooms, without tubs and an office that could be later used as a 4th bedroom. A house helper’s bedroom with ensuite bathroom.  Hot and cold water throughout the house, with the exception of the house helper’s bathroom, all with separate access. Further, to be included, a Powder Room adjacent to the Foyer.


Lance’s design was approved, and drawings submitted to the local City Hall approval.  Engineer Tristan Olegario was chosen as the builder and work started on January 29th, 2016.  We occupied the house from May 2017.  Full drawings and specifications are available.


Some changes were made during the build, the planned mini supermarket was cancelled, in its place a swimming pool with associated pump house with shower and CR.  A CR was also added in the Utility Building, for external staff use.  The specified concrete septic tank, was replaced with purpose made plastic tanks. A near half size floodlit basketball court with USA hoop, which doubles as further parking when needed.


The house is serviced by Meralco, the backup diesel generator is located in the Utility building, together with a tested deep well water supply at 65psi pressure, with OSMOSIS 3 Stage (sediment/ion/carbon) filtering, passing a UV light and further ceramic filter at the kitchen sink. PLDT fibre optic Internet is distributed throughout the house, with a VOIP telephone in the office; Cignal TV service is distributed to all bedrooms, Lounge and Kitchen, but only used in the Master bedroom, Lounge and kitchen.


Security is provided by a 2meter high CHB painted wall, surrounding the total lot, with lights on top of three sides, land directly adjacent to the house is floodlit and the house has 14 eves’ lights, around the entire house.  An AIPhone, video & sound pedestrian gate access with keypad together with automatic driveway gates, all controlled from the foyer, adjacent to the front door.  Further, 11 HD colour CCTV cameras cover the exterior of the house and land to a DVD recorder located in the Office.


Half the plot is professionally landscaped, together with the land facing the road, with over 1,000, plants, trees and turf, costing a million Pesos plus.
