Meet our Senior Valuer, James Monding, as he shares how he discovered a career in real estate, and how joining Colliers' valuation team brought him a life of adventure and memorable experiences.
 
1. What led you to a career in real estate?

As a Marketing graduate, I was hoping to get a job in a field where I can use and develop my skills in marketing, until I got my first job in the banking industry. As a Marketing Assistant, which focuses on assisting clients in processing their loans, I was able to see how different departments in the bank function. I got to know a few people from the valuation department and saw how exciting their job was, since they were able to travel to many places. Coming from a job which required me to just sit in the office from 8 am to 5 pm  everyday made me more attracted to be in the real estate industry. So, I was encouraged to take the licensure examination. Fortunately, I was able to pass and joined a Real Estate Company for about a few months until the opportunity to join Colliers came up. 

2. How would you describe working at Colliers?

I believe, in every field that you are in, having a good relationship with your colleagues should make your work easier. At Colliers, I was able to find an environment where I could easily collaborate with the team and even with other departments. Colliers also focuses on everyone’s career growth, which I think is one of the most important things to look for in an organization. 

Being part of the valuation team brought me a lot of exciting experiences. Given the chance to travel across the Philippines brought a lot of adventures and memorable experiences, not just in work but life in general. Fulfilling my responsibilities at work while also being able to discover new places really gave me a unique perspective in life. Apart from the places I was able to visit, I am also truly grateful to all the people I have met here and outside the office. 
 

3. What was the most challenging project you have managed as a valuer?

One of the most challenging part in our role as a valuer is to satisfy the client’s expectations, especially if there is a very specific result that they expect. In our field where we provide property values, it is our responsibility to provide clients the most accurate information and approaches to ensure the relevance of our service. 

In my role as Valuer and Operator, I had the opportunity to manage a portfolio account with Altus Capital Partners prior to shifting to GCQ last year which was around May 2020. This is by far the biggest portfolio I have handled and it has given me the opportunity to work with the whole team in a single project. From scheduling inspections of properties in different areas in Luzon to coordinating issues on particular sites, and to providing the client the results of the valuation. Despite the challenges we had during the inspection, especially with the travel restrictions being observed to different areas in the Philippines, we were still able to deliver Altus’ requirements.

4. What advice would you give to people aspiring for a career in Valuation?

In my four years of stay with Colliers, I had the opportunity to travel to different places across the Philippines. I could say it is one of the most enjoyable part of our job because it always offers new discoveries and experiences in every place that you visit. Those are the perks of the job. But also, it comes with great responsibility, since we are dealing with property values.

5. If you could travel back in time, where would you go?

Maybe, I would want to go back to year 2019 where I have the entire year to go to places I’ve been wanting to since the lockdown happened from last year.  

Playing favorites:

Favorite movie or TV show: I just started watching the series of Lupin in Netflix last week. In 2020, I think I was able to watch around 10 Korean drama series. 
Favorite leisure activity:  Since the lockdown happened last year, I spent my time a lot with video games online with my friends. 
Favorite travel destination: My dream destination is to travel to Sagada in a motorcycle.
Coffee or tea: Coffee
Favorite comfort food: McDonald’s Cheeseburger with extra ketchup, large fries and coke
