According to Paul Chua, understanding clients’ needs is one of the things one learns through years of experience, and knowing what comes next is something one can hinge their decision or advise on. Luckily for him, he is able to extend these learnings into action plans with all the transactions he has worked on.

1. Briefly explain your experience with Colliers and working in the real estate industry.

I’ve been in the real estate industry for almost two decades and have experienced the entire project development cycle: from acquisition and conceptualization to project management and turnover. In my stints with Avida Land, DataLand, and Aboitiz Land, I was involved in strategic acquisitions and joint ventures of land to develop into township, residential, commercial, industrial, and hospitality developments. In the last decade, I was more involved in strategy formulation and corporate planning.

I was fortunate enough to have led the Advisory group in 2011 and the experience working with small and large organizations to meet their requirements have been a valuable tool in my own leadership roles with other companies.

Going back to Colliers feels like seeing your family after a time of being away, and I am very happy to reconnect with familiar faces and working with like-minded individuals in the organization.

2. As Director for Capital Markets and Investment Services, what do you think is the most challenging aspect of your job and how do you handle that challenge?

The challenging part of my current role is to find the right asset or deal for a client’s portfolio. Understanding their needs was fortunately one of the things you learn through experience and knowing what comes next is also something you can hinge your decision or advise on. Luckily, with all the transactions I have worked on in my career, I am able to extend these “learnings” into action plans when I am dealing with our clients.

3. Based on your experience, what are your recommendations to landlords on strategies they must apply amid the current market condition?

At the moment, we are seeing a lot of movements in the market, particularly on the deal side, and inquiries from both local and foreign clients are quite getting to the pre-pandemic levels.

"My advice to players is that if they have not yet taken the opportunity to consolidate their assets, they may still have some time to take advantage of our current situation. Although prices did not nose-dive, there are deals to be made and we are here to help them.
