Logistics market The Hague

Over a period of three years, the supply of industrial space in The Hague has fallen by half. By the end of 2018, only 54,000 square meters will still be available. This represents a vacancy rate of 2.5% and a level at which The Hague’s industrial property market can no longer function effectively. And, only 10% has been built to modern standards after 2010. This endangers a good and efficient city distribution.
Housing favored over industrial space
Like Amsterdam, the shortage in the industrial property market has partly been caused by redeveloping business parks into multifunctional areas. A large proportion of their industrial space is therefore making way for residential properties. This impacts logistics activities to the city. For parcel deliveries and construction companies it is essential to be close to a city. As the population continues to grow and more tourists come to the city, the demand for goods will increase further. This means a higher demand for industrial space and not less.

The city needs to protect industrial estates
The Hague does not have an orbital highway. This makes delivery a more extensive and a more expensive challenge. Small logistics hubs have to ensure a goo.d distribution of goods to all city districts. Because of the limited space near the highway it is difficult to build new logistics hubs. The solution will have to be found on existing business parks. This creates a situation in which residential and industrial properties are competing for space even more. It is essential that the municipality (partly) protects the business parks and monitors rezoning plans strictly. By selecting strategic location from which the city districts can accessed easily, a good and efficient city distribution can be guaranteed.
