강남권역 Tech 임차인 수요 지속으로 3분기 강남권역 공실률 1.4%로 급감

강남권역을 중심으로 주요 글로벌 빅테크 기업의 확장 및 한국 Tech 스타트업의 가파른 성장이 지속되면서 이번분기 모든 권역의 공실률이 감소하였다특히 강남권역에 위치한 센터필드 빌딩과 더 에셋타워(구 삼성물산 서초사옥)등의 프라임급 빌딩에 주요 임차인의 계약 완료로 이번분기 강남권역 A등급 오피스 공실률은2010년 조사 이후 가장 낮은 공실을 기록하였다

 

  • 임차인 위주의 시장에서 Tech 임차인을 중심으로 한 임대차 수요의 확장이 지속됨과 동시에 오피스 예정 공급량이 감소하면서 시장의 사이클이 임차인 위주에서 임대인 위주의 시장으로 변하고 있다. 
  • 임차인은 강남권역 대신 도심과 여의도의 옵션을 고려하는 것이 임차조건에서 유리할 것으로 보인다. 또한, 렌트프리등의 임차인 혜택이 줄어들기 전에 재계약을 통해 유효한 면적을 확보할 필요가 있다.
