전자상거래 형태가 다양화 되면서 물류 부동산 이용 형태도 달라지고 있다. 기존에 도심에서 멀리 떨어진 교외에 건설하는 대형 물류센터 뿐만 아니라, 소비자와 가까운 도심 인근에 있는 물류센터의 투자기회도 늘어날 것으로 전망된다.


  • 대량 소품종 배송 시스템에 집중했던 전통적인 물류기업이나 유통기업은 소량 다품종 온라인 거래에 적합한 물류 인프라나 라스트 마일에 특화된 스타트업과 협업하는 전략을 고려해야 것이다.
  • 부동산 투자자 또한 전통적인 물류 임차인을 벗어나 다양한 화주(임차인) 풀을 확보하기 위해 4세대 물류기술에 대한 관심을 가져야 한다.
  • 앞으로, 도시 인근의 물류센터 인프라 구축에 대한 수요는 계속 증가하겠지만, 인허가 문제로 도심지의 신규 물류센터 공급은 쉽지 않을 전망이다.
  • 신규개발을 위한 사이트 확보 인허가 획득이 어려워 짐에 따라, 낙후된 물류시설 중소형 물류시설의 재개발 통합전략을 고려하여 투자기회를 모색해야 것이다.
