2020년은 오피스 초과 공급 및 대규모 임차인 이동으로 시장 변동성이 클 전망

 

2020년에 집중되어 있는 신규 오피스 공급 주요 임차인의 대규모 사옥이전에 따라, 2020년은 빌딩 별로 공실률의 변동폭이 가장 한해가 것으로 전망된다.

임차인은 신규공급이 집중되는 2020년에 사옥이전 결정을 하는 것이 유리할 것으로 보인다. 오피스 이전을 결정할 , 아직도 IT 강남권역, 금융권은 여의도 권역의 선호도가 있지만, 오피스 자체의 시설이나 계약 조건 혜택 등의 건물 조건이 권역 간의 업종 선호도보다 중요해지고 있다. 건물주는 빌딩 퀄러티 개선과 시설 노후화 업그레이드 등의 서비스 개선에도 노력을 기울여야 임차인 우위의 시장에서 경쟁력을 유지할 것이다.
