Meet Hazumu Iwase, an outbound services expert with more than 25 years of experience in commercial real estate services at Colliers, serving major domestic and global clients. 

 

You have worked at Colliers for more than 25 years since it was a franchise business and before Colliers Japan was established.
Please tell us why you have been working at Colliers for so long.

Colliers in Japan is not as large as its competitors. Because of our size, we are focused on collaborating across departments, and this collaboration is what differentiates our services. For the past five years, I have worked mainly in outbound services, but my specialization is tenant representation. I currently work in Capital Markets & Investment Services (CMIS), and one of the reasons I work at Colliers is that I am empowered to lend my expertise to colleagues in other departments and am not limited to having one role. It’s the enterprising spirit of the people and the culture that makes me love working here.

Please briefly describe your tasks in outbound service operations.

Outbound services encompasses all real estate needs of Japanese companies overseas, including development, sales, leasing, appraisals, and market research. Currently, our main services include consulting and advisory services for Japanese developers' residential development projects. Specifically, we provide support from finding a local partner company for the development, to establishing a joint venture (JV), to completing the development after the JV company is established. This service is unique to Colliers and not offered by any of our competitors.

What is your most memorable transaction or project? Also, please tell us why it was successful.

We worked on a joint venter condominium development project with a local residential developer in Thailand for a major Japanese real estate company that became the cornerstone of our outbound services business. This first project was signed in Bangkok, Thailand in December 2016, and since then, we have been involved in all these projects, with just under 30 joint ventures completed to date (end of May 2022). Our success can be attributed to our deep understanding of our clients' goals, objectives, and to our ability to leverage Colliers' global platform to its fullest extent.

What are your passions outside of your work at Colliers?

Daily workouts in the gym. I started training about a year ago and my blood pressure dropped and every number in my body improved.
During the peak period, I avoided eating sugar and restricted my diet. It has made me healthier and I have realized the importance of exercise.
