The property, at Via Niccodemi 21, will have 225 residential units and a total surface of 21,500 square metres.
Rome, 7 July 2022 – Colliers acted as advisor in Rome's first and most significant BTR transaction, managed by a fund with international investors.
The property under development is located in Rome at Via Niccodemi 21, in the midst of an area of particular interest for residential investment. Once completed, it will include 225 residential units for a total surface of 21,500 square metres and will obtain LEED certification.
Colliers Italia has handled the project since its earliest phases, when it identified as BTR investor a joint venture between Incus Capital, an investment company based in Madrid, and IGS S.p.A., which took over the development project from a well-known Rome-based entrepreneurial group.
Colliers Italia then supported the acquisition of the project by PEC, a core fund managed by CBRE Investment Management.
“This transaction is proof that quality projects are extremely attractive to investors, increasingly interested in the opportunities Rome has to offer. The residential market has proved the most resilient asset class after the pandemic and is now opening itself up to quite new phenomena for Italy, such as build-to-rent — a winning choice, provided that the properties are located in areas offering high quality and a capital value adequate to investors' return. In Rome, we saw the ideal conditions for turning this opportunity into a win-win solution for all players involved in the transaction. We supported each of them as advisor and, in the end, we were able to bring in a fund with international investors as trailblazer of BTR in Rome,” commented Vincenzo Zubbo, Head of Business Development at Colliers Italia.
