Arnab has extensive exposure in managing various aspects of project development including design, cost and construction management across various asset classes. As National Director and with his domain expertise he collaborates and lead teams to provide project planning, coordination and quality control throughout the project lifecycle.
How long have you been in the real estate industry, and how did you get involved?
My journey in this industry started twenty-seven years back. After my post-graduation in Building Engineering and Management, I joined an established engineering consulting firm as a Planning engineer.
Soon, I was offered an opportunity to join an international development management firm in New Delhi as a Project Control executive. My stint in that firm exposed me to real estate development from pre-planning to completion. Our projects varied from corporate interiors, IT campuses, and boutique Hotels. Soon I was deputed on-site to manage Projects on a real-time basis. The experience during that time is invaluable. It helped me understand vendor psychology and the importance of working as a team. In 2003 I was fortunate to join the core team that started Synergy, an Indian project management firm.

You have been in the same business for a couple of years. What do you like the most about your job?
In our business, the most enjoyable part is interacting with Client teams as they go through their journey to build their dream spaces. The energy of the first kick-off meeting is contagious and fuels us to deliver projects which match expectations. Understanding the client's intent and guiding them to their destination excites me the most. As an architect, I believe the workplaces we build can influence our lives and thought processes. The satisfaction of contributing to building a better tomorrow is immense.
How do you describe, in short what your team does at Colliers?
The Colliers Corporate Fitout team is equipped to help the client from the initial stage of a Project. The first step is to prepare a Project Schedule and a Project Budget acceptable to the client. Once the same is approved, we are involved in prequalifying designers and getting them on board. The entire design and procurement process is managed and monitored to ensure the project is moving in the right direction with minimal risk of cost and time overrun. After selecting the right set of Vendors, the team then moves to the construction site to ensure smooth execution. Quality and safety are the two key parameters at this stage. Our work ends after a comprehensive handover process which includes commercial closure.
How do you think you use your expertise to add value to clients?
We believe the success of a project is majorly decided in the pre-construction stage. We strongly recommend our services be brought on board early so that we can evaluate and monitor design decisions closely. Value engineering and buildability analysis, if needed, can be done at this stage. For Design-Build projects, we can help the client create workplaces suiting their budget and timeline. Our in-house design team adds value and allows us to have a fast turnaround time. Construction management is standardized, and we are currently using technology to make it accessible from remote locations.
