Rye River Brewing Company facility sale completes

Dublin, 31 March 2020 – Colliers are delighted to announce the sale of The Rye River Brewing Company Facility. The property is located on the Dublin Road in Celbridge Co. Kildare – a highly accessible location close to Celbridge town centre and just five minutes drive from the M4 motorway.

Colliers who handled the sale on behalf of the Rye River Brewing Company achieved €3,330,000 equating to a NIY of 7.10% and a Capital Value of €55 psf after allowing for standard purchaser’s costs of 9.96%.

Two leases were in place, Rye River Brewing Company operate their state-of-the-art brewery from the premises and occupy the ground floor offices and warehouse by way of a 9-year internal repairing and insuring lease from October 2019.

VWS (Ireland) t/a Veolia Water Technologies, synonymous in the purified water industry as a leader of innovative solutions in the area of critical applications, occupy offices on the first floor by way of a 10-year lease from January 2018, at a rent of €84,000 per annum.

The property is located on a 4.9 acre site and comprises a 5,667 sq. m. (61,000 sq. ft.) detached light industrial building with two storey office accommodation to the front and a substantial warehouse to the rear where the brewery is located. The property boasts extensive frontage on to the Dublin Road.

Rye River Brewing Company was crowned the worlds most decorated independent craft brewery after winning 21 awards at the world beer awards in 2019. The company employs 53 people to produce beers under its flagship brands McGargles, Crafty Brewing Company, Grafters, Solas, Rye River and Rye River seasonal. It supplies exclusive craft beers to some of Ireland’s largest retailers and its brews are also exported to 26 markets worldwide.
