Net space absorption in 2019 was lower than in 2018. Businesses continued to relocate, and in some cases, reduced space. Rent is still depressed due to the prolonged tenant market situation. The Indonesian economy will face challenges as the volume of  exports remains sluggish, the  policies surrounding the US-China trade war remain uncertain, and global growth still weak. This would reduce business activities and indirectly impact the property sector, specifically making it difficult for office demand to recover quickly.  Public transportation, including the MRT and future LRT, is expected to be a game changer, but its presence is only “good to have” or a push factor for tenants in choosing which buildings to occupy. Some landlords have anticipated this by providing  shuttle busses to take their tenants to the nearest station.
